Reports To:Managing Director – DFW Region
Experience:3–5 years of relevant real estate finance, acquisitions, development, and/or underwriting experience
This is a rare opportunity to join Lovett Industrial in Dallas/Fort Worth, the largest and most active industrial market in the country. With projects already underway across the Metroplex and a fast-expanding pipeline throughout North Texas, our team is focused on sourcing, evaluating and executing on industrial development and acquisition opportunities. We are looking for a sharp, driven Associate who wants real ownership, real deal exposure, and a front-row seat to shaping how and where we grow.
Key Responsibilities
- Perform advanced financial modeling and valuation analysis (ARGUS and Excel) for potential acquisitions and ground-up development opportunities across the Dallas/Fort Worth Metroplex, including speculative big-box, shallow-bay, and infill product.
- Develop project-level and market-level assumptions and incorporate them into the models; work closely with the development team to ensure assumptions reflect real, on-the-ground conditions across DFW submarkets, including South Dallas, Alliance and North Fort Worth, Great Southwest, DFW Airport, and the I-20, I-35 and I-45 corridors.
- Support the analysis, documentation, and execution of capital transactions — including acquisitions, partnerships, financings, development programs, and ultimately exit opportunities.
- Interface with internal and external parties such as design consultants, contractors, leasing/sales brokers, operating partners, lenders, accounting teams, legal counsel, and market contacts.
- Build a strong network with brokers, landowners, developers, and other real estate professionals across the Metroplex and the broader North Texas market.
- Conduct independent research and regularly communicate with brokerage firms and research outlets to monitor DFW construction starts, net absorption, vacancy, rent growth, and land pricing, identify new opportunities, and report relevant developments to the team.
- Underwrite Texas ad valorem property tax exposure, including assessed value trajectories, overlapping taxing jurisdictions and rate stacks, protest outcomes, and the effect of Freeport and goods-in-transit exemptions on tenant demand and net effective rents.
- Support the evaluation and pursuit of Texas economic development incentives, including Chapter 380 and 381 agreements, Chapter 312 abatements, TIRZ participation, and MUD and PID reimbursements, and reflect them accurately in project underwriting.
- Assist the development team in diligencing site infrastructure, including ERCOT power availability and interconnection timing, water and wastewater capacity, detention and drainage, and rail service where applicable.
Knowledge & Skills
- Proven experience with Excel-based financial modeling and strong analytical skills.
- Experience and proficiency with ARGUS Enterprise.
- Ability to comprehend, analyze, interpret, and create real estate documents including, but not limited to, LOIs, RFPs, purchase and sale agreements, property offering memorandums, market reports, title commitments, surveys, and tenant leases.
- Ability to thrive in a fast-paced, entrepreneurial environment, manage multiple priorities, and consistently meet deadlines.
- Excellent written and verbal communication skills; able to streamline complex analysis into clear, presentable messages.
- Proven organizational skills and exceptional attention to detail.
- Comfortable working independently as well as within a close-knit team.
- Willingness and ability to travel as needed across the Metroplex and broader North Texas markets, including regular site visits and property tours.
- Working knowledge of the DFW industrial market — submarket dynamics, major owners and developers, the brokerage community, and the drivers behind construction starts, absorption, and land pricing.
- Familiarity with the Texas development environment, including municipal zoning and platting, extraterritorial jurisdiction and unincorporated county land, MUD and PID structures, and Texas property tax mechanics and their effect on industrial underwriting.
Education & Experience
- Bachelor’s degree from an accredited university.
- 3–5 years of relevant real estate finance, acquisitions, development, and/or underwriting experience.
- Experience in the Dallas/Fort Worth or broader Texas industrial market is strongly preferred.
