Purpose of Position
Provides customer service in the form of maintaining, installing, servicing and repairing HVAC systems and other mechanical/electrical equipment as required to enhance the campus environment by making it as comfortable and inviting as possible for the University community.
Primary Responsibilities
1. Assume all responsibilities during the absence of the Assistant Superintendent, Mechanical Systems. Assist with hiring/firing processes, annual evaluation process, disciplinary actions, daily workflow and budget process.
2. Work toward the achievement of the department goals. Provide strong leadership and set positive examples for peers, subordinates, and university associates.
3. Provide the most comfortable conditions for building occupants, coordinate activities with EMS / HVAC Systems Specialists (Power Plant Operators) to maintain effective and efficient system operations controlling environmental conditions in buildings.
4. Complete assigned work and provide supervisor with accurate, detailed records of work accomplished, equipment serviced, materials used, time allotted, etc., for inclusion in the CMMS facilities management system.
5. Check and repair equipment in assigned areas and make adjustments as necessary.
6. Check boiler/chiller logs & perform visual checks of equipment and machinery.
7. Efficiently, courteously and cooperatively communicate and work with all NKU associates in the performance of assigned duties.
8. Attend safety/employee development training sessions as offered and schedules permit.
9. Must be able to respond to emergency trouble calls after regular working hours, on weekends and holidays, as required by supervisory personnel. As required by supervisory personnel, adjust working hours and/or works any and all hours as needed to provide absentee coverage, to finish projects, to complete scheduled after hour assignments, and to otherwise meet the University’s needs.
10. Perform basic electrical repairs: resetting breakers, replacing fuses, etc. Report problems with electrical equipment or systems involving electric supplies.
11. Perform basic plumbing repairs to commodes, showers, faucets and related piping systems. Report major problems to appropriate areas for repairs.
12. Perform other duties of a similar nature and level of responsibility as assigned by supervisory personnel.
Qualifications
Diploma from Technical/Vocational School and 3 years of full-time related experience with 2 years of supervisory experience in HVAC general maintenance, including electrical, plumbing, refrigeration, kitchen equipment, etc., preferably in a commercial, industrial, or similar setting.
Acceptable equivalency is High School/ GED with 5 years of full-time related experience with 2 years of supervisory experience preferably in a commercial, industrial, or similar setting.
Valid driver’s license required. EPA Universal Refrigeration License/Certification required.
Must be able to perform the following with frequent medium/heavy exertion including but not limited to: bending, stooping, reaching above head/shoulders, pushing, pulling, working in confined spaces, lifting, etc.
Must possess basic computer skills. Must possess ability to work with various related tools including but not limited to amp meters, voltage testers, hand & power tools, cutting tools, personnel lifts, refrigeration testers, pneumatic/electronic devices, etc.
