Job summary

Morgan Properties is recruiting an Assistant Maintenance Manager to lead a team at Blair Mill Village East in Horsham, PA. The role focuses on hands-on maintenance, mentoring technicians, and coordinating high-volume unit turns with strong HVAC involvement.

The ideal candidate has 3+ years in multifamily maintenance, HVAC/EPA/CFC certification preferred, and comfort with mobile tools and maintenance software. Excellent on-site leadership is expected.

Qualifications

• HVAC/EPA/CFC Certification preferred, hands-on experience required.
• Minimum 3 years of maintenance experience, multifamily or transferable industry experience preferred.
• Experience supporting or leading a team in a fast-paced environment is preferred.
• Comfortable with technology platforms including mobile apps, email, and training systems.

Responsibilities

• Mentor technicians and make-ready staff in diagnosing problems and repairs.
• Oversee daily production schedules, work orders, unit turns, and preventive maintenance across a high-volume community.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, appliances, carpentry, drywall, and related repairs.
• Be on-call 24 hours for team, including weather-related or emergencies.
• Manage inventory of maintenance materials for efficiency and readiness.
• Schedule on-call, preventive maintenance, make-ready, and general work orders for the team.
• Inspect community buildings and vacant units regularly.
• Complete tasks assigned by the Service Manager.
