Job summary

The Paradise-Management, LLC is seeking an Assistant Service Manager to maintain the physical integrity of the community and foster positive resident relations through hands-on maintenance and proactive problem solving.

You will oversee mechanical systems, coordinate with vendors and supervise subordinate staff in the Service Manager's absence, ensuring timely completion of service orders and safety compliance.

Qualifications

• Minimum 2 years in residential property management.
• At least 5 years in building maintenance including HVAC, plumbing, and electrical.
• Knowledge of building codes, laws, and regulations.

Responsibilities

• Mechanical repairs for plumbing, irrigation, HVAC and electrical.
• Carpentry skills (framing and finish).
• Repair/replace locks and smoke alarms.
• Repair/replace screens.
• Repair/replace appliances (refrigerator, washer/dryer, dishwasher, range/oven, etc.).
• Roofing and siding inspection/repair.
• HVAC repairs and filter changes (HVAC certified).
• Repair/break windows.
• Ensure compliance with OSHA regulations.
• Computer experience helpful.
• Operate snow plow with salt spreader and other snow-removal gear.
• Maintain and use shop tools and equipment.
• Keep shop impeccably organized and clean.
• Oversee vendors and subordinate staff in the Service Manager's absence.
• Ensure resident service orders are completed timely.

Summary:

The Assistant Service Manager is responsible for maintaining the physical integrity of the community at all times and fostering positive customer and resident relations through job performance. This involves ensuring safe and secure living environments for residents, visitors and staff. It is the Assistant Service Manger’s duty to anticipate, identify and correct any problems involving the physical aspects of the property and to implement procedures that will prevent future problems. An effective program of maintenance is essential in order to:

• Cultivate resident satisfaction
• Preserve and improve physical assets

Qualifications:

• At least 2 years’ experience within residential property management.
• At least 5 years’ experience in building maintenance, including HVAC repairs, plumbing and electrical.
• Proven knowledge of building codes, laws and regulations.

Duties and Responsibilities:

• Mechanical system repairs including plumbing, irrigation, HVAC & electrical.
• Carpentry skills (framing and finish).
• Repair and/or replace locks & smoke alarms.
• Repair and/or replace screens.
• Repair and/or replace appliances (refrigerator, washer & dryer, dishwasher, garbage disposal, range/oven, microwave oven, ventilation fans, hot water heaters, etc...)
• Roofing and siding inspection/repair.
• HVAC repairs & filter changes (must be HVAC certified).
• Repair and/or replace broken windows.
• Compliance with OSHA regulations.
• Computer experience helpful.
• Drive snow plow truck with salt spreader and operate and maintain snow removal equipment including but not limited to: snow blowers, salt spreaders shovels, etc...
• Operate and maintain equipment and tools including but not limited to: company vehicles, leaf blower, drain snake, hand tools, key machines, grinder, HVAC gauges, welder, lawn equipment, paint sprayer, ladders, etc...
• Maintain an impeccably organized and clean shop.

In addition to the skills listed above, the Assistant Service Manager is responsible for managing vendors and subordinate employees in the absence of and/or under the direction of the Service Manager. These employees include but are not limited to the Service Technician and Porter/Groundskeeper to ensure their jobs are completed correctly and in a timely manner. The Assistant Service Manager must be capable of personally completing and/or administering subordinate employee functions but may also assign the duties to the, Service Technician or Groundskeeper for completion, in coordination with the Service Manager.

The Assistant Service Manager is responsible for all maintenance operations under the supervision of the Service Manager including but not limited to the following tasks:
