Job description

Our national multi-family management company is seeking an experienced Assistant Service Manager with a 'Whatever it Takes' attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The ideal candidate must also be capable of handling groundskeeping and pool duties as needed.

Job Summary

This role, in conjunction with the Lead Maintenance Technician, is responsible for managing the physical property, performing maintenance repairs, and overseeing apartment make-ready, preventative maintenance, and construction or rehabilitation projects. Must be able to handle groundskeeping and pool duties as required.

Reports To: Community Manager and Service Manager

Essential Functions

• Respond to resident and management requests and work orders.
• Identify and rectify hazardous property conditions to mitigate liability.
• Perform preventative maintenance on equipment and units.
• Prepare vacant apartments for new tenants.

Qualifications

Required Education and Training

• High school diploma or equivalent.
• At least 2 years of experience in multi-family property maintenance or equivalent education and training.

Knowledge, Skills, and Abilities

• Ability to perform plumbing, tile work, HVAC, appliance repair, carpentry, electrical repairs, and apartment make-ready tasks.
• Proficiency with common maintenance tools and equipment.
• Ability to understand and follow instructions using common sense.
• Excellent interpersonal skills for interacting with residents, vendors, contractors, and staff.
• Proficiency in reading and writing in English.
• Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
• Knowledge of OSHA standards and local regulations.
• Own hand tools are required.

Certificates and Memberships

• HVAC/Freon Recovery certification or ability to obtain within 6 months.
• Training in household repairs, plumbing, and mold detection preferred.
• Certified Apartment Maintenance Technician (CAMT) preferred.
• Necessary city or state certifications for specific responsibilities (e.g., pool operations).
