Our Assistant Service Managers are an integral part of keeping our residents satisfied and are responsible for day-to-day maintenance operations and the general upkeep of the community. Joining our team means joining the best! We are currently seeking an experienced Assistant Service Manager to join our team at a large property in Austin, TX.

Responsibilities

1. Administrative/Office
2. Meet daily with the Service Manager to communicate and manage workflow for make readies, service repairs, and special projects.
3. Organize and file reports and paperwork daily.
4. Manage and complete make-ready checklists and maintenance documentation promptly.

1. Maintenance/Safety
2. Complete repairs and improvements to apartment homes prior to resident move-in, following the make-ready checklist (e.g., window blinds, sheetrock repair, caulking, touch-up paint, lighting).
3. Inspect the property daily, making repairs and submitting reports to the Lead Maintenance Supervisor.
4. Notify the Community Manager immediately of any illegal conduct.
5. Assist in maintaining grounds, common areas, and amenities.
6. Support cost-saving initiatives by repairing rather than replacing parts when possible.
7. Change locks and ensure gates are functioning per code and policy.
8. Assist with preventive maintenance and special projects.
9. Handle service requests from the work order log.
10. Maintain a positive customer service attitude and a 'can do' approach.
11. Perform additional duties as needed to meet deadlines and exceed expectations.

Requirements

• Minimum of 6 months of related experience and training.
• HVAC Certification is required.
• Certified Apartment Maintenance Technician (CAMT) is preferred but not mandatory.
• Strong customer service skills preferred.
• Proficiency in English and Spanish is preferred.
• Experience with OneSite/RealPage and ALN online systems is preferred.
• Experience with Microsoft Office applications is preferred.
