Job description

Our national multi-family management company seeks an experienced Assistant Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The candidate must also handle groundskeeping and pool duties as needed.

Job Summary

This position, along with the Lead Maintenance Technician, is responsible for overseeing the physical property, maintenance repairs, apartment make-ready, preventative maintenance, and construction projects. Must be able to handle groundskeeping and pool duties as required.

Reports to: Community Manager and Lead Maintenance Technician

Essential Functions
  • Respond to resident/management requests and work orders.
  • Identify and correct hazardous property conditions.
  • Perform preventative maintenance on equipment and units.
  • Prepare vacant units for move-in.
Qualifications
Required Education and Training
  • High school diploma or equivalent.
  • Two years of multi-family experience or equivalent training/experience.
Knowledge, Skills, and Abilities
  • Proficiency in plumbing, tile work, HVAC, appliance repair, carpentry, electrical repairs, and apartment make-ready tasks.
  • Ability to operate common maintenance tools.
  • Good understanding of instructions and plans.
  • Excellent interpersonal skills for interacting with residents, vendors, and staff.
  • Ability to read and write in English.
  • Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
  • Knowledge of OSHA requirements and local ordinances.
  • Own hand tools required.
Training/Certificates
  • HVAC/Freon Recovery certification or ability to obtain within 6 months.
  • Training in household repairs, plumbing, and mold detection preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Necessary city/state permits (e.g., pool operations).
