Job summary

Orchard Mill, managed by Avenue5 Residential, seeks a talented Assistant Property Manager to support the property manager in daily operations of this affordable community. You will manage resident relations, leasing, and financial reporting while ensuring compliance with affordable housing programs.

Role requires high school diploma, 2–3 years property management experience, and familiarity with Yardi Voyager.

Qualifications

• High school diploma required; Bachelor’s preferred.
• Two to three years property management experience.
• Experience with affordable housing programs preferred (LIHTC, HUD, Section 8).
• Real estate license may be required in some locations.

Responsibilities

• Assist the property manager with day-to-day operations to ensure resident satisfaction and lifecycle activities.
• Maintain accounts receivable, collect rent, post rents, and balance rent roll.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit records for lease expirations, delinquencies, and evictions; process evictions when needed.
• Lease apartments; manage move-ins/move-outs and renewals.
• Inspect property, coordinate with maintenance, and ensure safety/compliance.
• Train staff on leasing, marketing, and office operations.
