Job summary

Avenue5 Residential is seeking an Assistant Property Manager for Orchard Mill to support daily operations, maximize resident satisfaction, and assist with leasing and financial reporting.

Responsibilities include managing rent, coordinating maintenance, auditing leases, and training staff. A high school diploma is required; a bachelor’s degree is preferred, along with 2–3 years in property management and LIHTC/HUD/Section 8 familiarity.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to three years of experience in property management.
• Experience with Yardi Voyager required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Prior experience in affordable housing programs like LIHTC, HUD, and/or Section 8 preferred.

Responsibilities

• Support the property manager in day-to-day operations, ensuring resident satisfaction and retention.
• Manage accounts receivable, rent posting, deposits, and rent roll accuracy.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit lease records and resident files for accuracy.
• Process move-ins, move-outs, and lease renewals.
• Assist with staff training on leasing, marketing, and maintenance.
• Handle correspondence and resident relations; cover property manager in their absence.
