Wingate Management Company is seeking an Assistant PropertyManager / Recertification Specialist to support Chapman Arms and Finch inCambridge, Massachusetts. This role is ideal for someone with strong affordablehousing experience who can confidently manage annual and interimrecertifications, maintain accurate resident files, meet compliance deadlines,and provide exceptional service to residents.
Recertification experience is essential for this position.We are looking for someone who can step into the role with a solidunderstanding of the recertification process and help keep files accurate,organized, compliant, and on schedule.

What You’ll Do
- Manageannual and interim recertifications from start to finish, ensuringrequired documentation is collected, reviewed, completed accurately, andsubmitted on time.
- Maintainorganized and compliant resident files, track upcoming recertificationdeadlines, and proactively follow up on missing documentation.
- Meetwith residents to explain recertification requirements, obtain necessaryinformation, and assist with questions throughout the process.
- Supportaffordable housing compliance requirements, file reviews, audits,inspections, reporting, and other required documentation.
- Assistwith day-to-day property management responsibilities, including residentcommunication, notices, administrative support, and coordination with theonsite teams.
- Partnerwith Property Management and Compliance teams to identify and resolve filediscrepancies and keep recertifications moving forward.
What We’re Looking For
- Priorhands-on experience completing affordable housing recertifications isrequired.
- Strongknowledge of annual and interim recertifications, income verification,resident documentation, and compliance file requirements.
- Affordablehousing, HUD, Section 8, and/or Tax Credit/LIHTC experience stronglypreferred.
- Excellentattention to detail with the ability to manage multiple resident files,deadlines, and competing priorities.
- Strongcustomer service and communication skills with the ability to workprofessionally and patiently with residents.
- PreviousAssistant Property Manager, Occupancy Specialist, RecertificationSpecialist, Compliance Specialist, or similar affordable housingexperience is highly desirable.
