Job summary

Vesta Management NJ is seeking an affordable housing experienced, results driven, customer service focused Assistant Property Manager to support Zion Towers in Newark, NJ. The role emphasizes occupancy, leasing, and compliance with LIHTC and Section 8 programs.

You will work with site staff, coordinate applications, process renewals, collect rents, and assist in maintaining resident relations while ensuring quality service and timely reporting.

Qualifications

• Associates degree or equivalent experience, plus 2 years of related occupancy/leasing/APM experience.
• Experience with site-based affordable housing programs strongly preferred.
• COS and/or CPO Certification strongly preferred.

Responsibilities

• Assist the Property Manager in achieving maximum occupancy and collections.
• Coordinate leasing, resident intake, and eligibility screening.
• Process renewals, interim/yearly certifications, and required housing program documentation.
• Maintain accurate resident records and ensure compliance with local, state, and federal requirements.
• Handle rent collections and communicate with residents regarding payments and notices.
• Support marketing and outreach to attract prospective residents and reduce vacancies.
• Collaborate with maintenance and staff to ensure property upkeep and safety.
