Job summary

Indianapolis Housing Agency is seeking an Assistant Community Manager in Indianapolis to support the Property Manager in day-to-day operations of an affordable housing community. You will assist with leasing, rent collection, budgeting, financial performance, and regulatory compliance, while ensuring resident satisfaction and retention.

Responsibilities include enforcing leases, overseeing inspections, maintaining occupancy, and coordinating with maintenance staff.

Qualifications

• Associate degree or higher in business administration or related field with 2 years in public housing and 1 year in multi-family property management.
• Computer literacy including Word/Excel; able to learn property management software.
• Valid Indiana driver’s license and willingness to relocate to Marion County within 6 months.

Responsibilities

• Assist in annual budgeting with Property Manager and monitor spending within budget.
• Ensure rent collection and timely bank deposits; submit daily reports to finance.
• Enforce lease terms, conduct recertifications, and monitor apartment maintenance and inspections.
• Maintain safety/curb appeal; report incidents to Property Manager.
• Keep records of management activities; prepare required reports.
• Supervise maintenance staff and deliver notices regarding rent changes, policies, or inspections.
• Attend resident meetings; prepare invoices for payment and approval.
• Interview applicants and perform LIHTC/HUD verification per program rules.
