Job summary

POAH Communities on the north shore of Massachusetts seeks an Assistant Property Manager to oversee the Fairweather portfolio including Beverly, Danvers, Peabody and Salem. You will support leasing, occupancy and resident services while ensuring HUD-driven compliance across the portfolio.

Required are experience with government-assisted housing and certifications as Tax Credit Specialist and Occupancy Specialist, plus hands-on use of Yardi, MS Word, Excel and Outlook to coordinate daily

About The Role

POAH Communities is seeking a qualified individual to serve as Assistant Property Manager. On the north shore of Massachusetts, the Fairweathers comprise properties in four locations: Beverly, Danvers, Peabody and Salem. In the overheated real estate market of 2005-2006, there was great concern that the Fairweathers, built with HUD funds in 1968 as affordable housing for the elderly, could be converted to market rents or even condominiums. In collaboration with its funders, POAH developed an innovative financing plan which allowed purchase and preservation of the four Fairweather sites. The complex package combined public and private sources, including new mortgages held by MassHousing, equity proceeds from the syndication of low-income housing tax credits, continuation of the Section 236 Interest Reduction Payments (IRP) and modest rent increases consistent with current area fair market rents for non-subsidized units.

About Your Impact

• Previous experience with government-assisted and subsidized housing programs is required.
• Certified as a Tax Credit Specialist and/or Certified Occupancy Specialist.
• Hands-on experience and demonstrated ability to successfully assist in day-to-day operations, maintenance programs, marketing and leasing activities, occupancy and annual tenant certifications.
• Strong verbal, written and customer service communication skills are essential; computer proficiency (specifically in MS-Word, Excel, and Outlook) is a plus, as is familiarity with Yardi software.
• Ability to envision and create, in concert with manager, residents and staff, a harmonious, cohesive atmosphere.
• Flexibility, positive attitude, team orientation and willingness to learn are a must!

About You

• Ensure that systems are aligned within the parameters of HUD and state housing agency.
• Guarantee all applicable regulations are in place or created to maximize resident and employee safety and health.
• Make certain that all contracts are professionally prepared and that adequate engineering specifications are contractually incorporated for all major repair work.
• Ensure that compliance with all Federal, State and Local laws are maintained.
• Assist in collecting rents, processing move-ins / move-outs in the Yardi system, completing annual and interim certifications of households.
• Work closely with other staff members who work in the property’s office or who may also work in the maintenance area.
