Job summary

AWI Management Corp. is seeking a dedicated Assistant Property Manager to oversee a 74-unit apartment community in Gilroy, CA. This full-time, 40-hour per week role focuses on resident relations, high community standards, and smooth daily operations.

Responsibilities include managing applications, leases, move-ins and move-outs, collecting rents, enforcing policies, coordinating maintenance, and marketing vacant units. Experience with RD, HUD, or LIHTC programs is strongly preferred.

Qualifications

• Experience with affordable housing programs such as RD, HUD, or LIHTC.
• Proficiency with Microsoft Office and property management software.

Responsibilities

• Oversee day-to-day operations of the community and ensure residents receive excellent service.
• Process applications, screen applicants, and verify references.
• Prepare leases, house rules, and required documentation.
• Manage tenant certifications and re-certifications.
• Coordinate move-ins and move-outs.
• Collect rent and security deposits and enforce lease agreements.
• Coordinate maintenance and uphold property standards.
• Market and advertise vacant units to attract residents.
