Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.
Pay range $20 - $24/hour depending on experience.
Responsibilities include:
- Coordinating leasing events such as open houses, realtor tours, and resident promotional activities.
- Assisting with the development and implementation of resident services programming.
- Maintaining knowledge of market conditions affecting leasing and operations.
- Managing property’s answering service to ensure excellent customer service.
- Notifying residents of issues affecting their tenancy.
- Filing court documents for eviction and attending court hearings as Landlord’s representative.
- Overseeing security deposit administration, unit inspections, and refunds.
- Assisting with building security measures and incident documentation.
- Managing accounts payable and receivable procedures.
- Processing property expenditures for approval.
- Maintaining records of administrative and market issues.
- Leading property tours and marketing activities.
- Following up on inquiries and referrals.
- Developing property feature and leasing promotion documentation.
- Preparing leasing checklists and reviewing applications.
- Maintaining filing systems for tenants, applications, and vendors.
- Handling deposit and rental collections.
- Monitoring landlord-tenant relations and mediating disputes.
- Responding to resident concerns and providing referrals.
- Tracking work orders using maintenance software.
- Inspecting apartments for move-in/out condition.
- Assisting with annual inspections and recertifications.
- Conducting market analysis and reassessments.
- Ensuring compliance with policies and laws, including Fair Housing and Landlord Tenant laws.
- Ordering office supplies and maintaining office hours.
- Adhering to invoice approval policies; position does not have purchasing authority.
Minimum Education and Experience:
- High School Diploma or equivalent.
- Bachelor’s Degree preferred.
- At least 2 years of experience in multi-family property management.
- Experience with Low Income Housing Tax Credit Program and/or Hope VI preferred.
- Knowledge of HUD programs, including HOPE VI and Section 8.
- Proficiency in Yardi preferred.
- Proficiency in Microsoft Office Suite.
- Excellent customer service skills.
- Valid driver’s license, insured vehicle, and ability to travel between properties.
Working Conditions:
- Flexible working hours and travel required.
- Ability to work at properties in transitional neighborhoods.
- Physical ability to climb stairs, use elevators, and reach overhead.
