Job summary

SOME Inc is seeking an Assistant Property Manager in Washington DC to support the Property Manager in LIHTC program compliance, rent collection, and lease administration. The role involves coordinating with the social services team, processing certifications, and ensuring adherence to lease terms in a multi-family housing setting.

Responsibilities

  • Collect rent, security deposits, and miscellaneous income and keep accurate files.
  • Collaborate with social services leasing intake to maintain an accurate waitlist.
  • Ensure residents comply with Lease and community rules.
  • Use rental policy for charges, invoicing, and notices for delinquent accounts.
  • Complete Tax Credit move-in certifications and recertifications promptly.
  • Submit relevant documentation to DCHA and prepare lease packages.
  • Enter work orders in Angus and track progress of service orders.
  • Handle maintenance requests and assist in inspections and audits.

SOME So Others Might Eat provides material aid and comfort to our vulnerable neighbors in Washington DC helping them break the cycle of poverty and homelessness through programs and services that save lives improve lives and help transform the lives of individuals and families their communities and the systems and structures that affect them Our more than 30 programs throughout the district provide comprehensive services that lead to mental and physical health continued sobriety job training living wage employment and affordable housing We meet immediate needs with food clothing and healthcare and offer the tools one needs to live with hope dignity and greater independence

Compensation

We offer our employees a competitive compensation and benefits package that reflects our organizational culture mission and core values The hourly rate for this position is 2503 2650 per hour

The Assistant Property Manager plays a key role in supporting the Property Manager in achieving the organizations operational goals and in preserving the propertys value and integrity

Historical Experience Required

This position requires prior experience with Low Income Housing Tax Credit LIHTC programs including processing annual recertifications and managing the tax credit compliance process

Required Qualifications
  • High School Diploma or Associates degree in related field Business Administration Real Estate or Public Administration preferred or equivalent knowledge
  • 1 year of related work experience in Property Management LIHTC Low Income Housing Tax Credit certification is preferred
License/Certification
  • Must possess and maintain a vehicle and a valid drivers license with an insurable driving record history to obtain and maintain employment The vehicle should be safe and reliable mileage will be reimbursed
Schedule

Monday Friday 4 days 800 am 4 30 pm & 1 late shift 1000 am 630 pm or 1100 am 730 pm 40 hours per week

Expected Contributions
  • Responsible for collecting rent security deposits and miscellaneous income on behalf of the property and keeping accurate files on all related documentation
  • Works in collaboration with the social services leasing intake team in maintaining a current and accurate waitlist
  • Ensures that residents adhere to all provisions of the Lease and community rules
  • Utilizes the rental policy for rent collection procedures including assessing charges and properly invoicing residents for damages late fees and other miscellaneous charges following up with delinquent accounts daily as well as sending notices for prepaid accounts
  • Completes all Tax Credit move in certifications and recertifications promptly
  • Sends reminder notices as needed
  • Must be able to calculate the income and assets in compliance with SOME and industry standards
  • Inspects and shows units prepares lease package performs lease orientations and signings and submits relevant documentation to DCHA
  • Ensures timely and accurate certification for annual and interim
  • Responsible for entering work orders in Angus; reviews and tracks progress of service orders
  • Handles maintenance requests
  • Assists in preparing for inspections and audits
Knowledge, Skills & Abilities
  • Must be familiar with housing management the Low Income Housing Tax Credit Program HUD the Public Housing program DCHA and comply with Fair Housing laws
  • Must possess strong organizational skills outstanding customer service and demonstrate the ability to work as a critical member of a team that is committed to building strong communities
  • Proficient with Microsoft Word and Excel OnesiteYardi proficiency preferred
  • Excellent verbal and written communication skills
  • Self motivated detail oriented and patient
