Job description

Join to apply for the Assistant Property Manager role at Blue Magma Residential.

Under the overall direction of the Community Manager, manages an apartment community to achieve maximum pre-determined marketing results. Implements company policies in leasing, accounting, maintenance, resident relations, and management reports. Responsible for ensuring the efficient operation of the property under the direction of the Community Manager. Able to assume responsibility for the property in the Community Manager's absence. Attends all Blue Magma training as required for this position.

Job Functions, Unique Duties, and Responsibilities:

Essential functions include but are not limited to the following. Other duties may be assigned based on company needs.

Financial Responsibility

  • Collection of Budgeted Income
  • Maximize gross rent
  • Minimize vacant and delinquent rent loss
  • Maximize miscellaneous income items
  • Maximize collection efforts daily, avoiding evictions whenever possible
  • Control expenditures by planning, scheduling, and controlling costs to obtain products and services at minimum expense

Marketing

  • Set competitive prices based on survey data to meet or exceed budget objectives
  • Generate traffic cost-effectively
  • Prepare market plans when occupancy and availability fall below standards
  • Walk and sign-off each turned unit as “Market Ready”
  • Ensure compliance with Fair Housing guidelines

Resident Services

  • Schedule maintenance in response to resident requests
  • Respond to resident complaints
  • Organize resident social activities
  • Communicate with residents via newsletters
  • Create and implement resident renewal programs consistently

Job Qualifications

  • Minimum 2 years experience in the apartment industry in an equivalent role
  • Prior customer service experience is a plus
  • Proficiency in Microsoft Office, Internet, and Resman management software
  • Bi-lingual skills are helpful

Physical Requirements and Working Conditions

Regularly required to use hands, talk, hear, stand, walk, sit, reach, and occasionally climb, balance, stoop, kneel, crouch, lift/move up to 10 pounds.
