Job Summary

We are seeking an experienced Assistant Property Manager to support daily operations for a Section 8 affordable housing community in the Portland, OR area. This direct hire opportunity is ideal for a property management professional who enjoys resident interaction, understands the importance of compliance, and takes pride in keeping property operations organized and responsive. This role offers meaningful work in a community-focused affordable housing environment where accuracy, professionalism, and resident service are highly valued. The Assistant Property Manager will work closely with property leadership, maintenance teams, residents, and applicants to help ensure smooth operations, timely documentation, and a positive resident experience.

Key Responsibilities
  • Support the Property Manager with day-to-day community operations, resident services, administrative tasks, and compliance-related activities.
  • Assist with Section 8 and HUD documentation, including applications, certifications, recertifications, lease renewals, and resident file maintenance.
  • Coordinate move-ins, move-outs, notices, correspondence, reports, inspections, and other property management documentation.
  • Collect and post rent payments, assist with delinquency follow-up, and maintain accurate records while protecting confidential resident information.
  • Respond to resident questions, concerns, work order needs, and service requests with professionalism, patience, and sound judgment.
  • Partner with maintenance and internal team members to help ensure resident needs are addressed and property standards are maintained.
Compensation and Benefits
  • Compensation: $58,000 to $62,400 per year.
  • Pay rate also listed as $30.00 per hour.
  • Schedule: Full-time.
  • Job type: Direct hire.

Required Qualifications and Skills
  • Support affordable housing property operations, resident relations, and administrative workflows.
  • Manage Section 8 and HUD paperwork, certifications, recertifications, and compliance documentation.
  • Maintain accurate resident files, leasing documents, payment records, notices, and reports.
  • Coordinate with residents, applicants, maintenance staff, and property leadership to support smooth daily operations.
  • 3 to 5 years of property management experience preferred for this Assistant Property Manager role.
  • Previous experience in affordable housing, Section 8, HUD programs, certifications, or recertifications is strongly preferred.
  • Strong administrative, organizational, and recordkeeping skills with excellent attention to detail.
  • Comfortable using property management software and Microsoft Office.
  • Strong written and verbal communication skills.
  • Ability to manage confidential resident information with discretion and professionalism.
  • Dependable, organized, and able to balance multiple priorities in a busy property environment.
  • Professional, resident-focused approach with the ability to handle sensitive situations respectfully and effectively.
Preferred Qualifications
  • Affordable housing or Section 8 property management experience.
  • Familiarity with HUD regulations, compliance requirements, certifications, and recertifications.
  • Experience supporting inspections, resident notices, delinquency follow-up, and lease documentation.
  • Prior experience working in a community-focused residential property environment.
