Mutual Housing Management in Davis, CA is seeking a Floating Assistant Property Manager to oversee day-to-day operations with the Property Manager, focusing on resident satisfaction, waitlist management, and compliance with affordable housing regulations.

You will support budgets, coordinate maintenance, and ensure quality customer service while working across multiple properties. Strong communication and knowledge of Yardi and MS Office are preferred; a high school diploma is required.

Qualifications

  • High school diploma required; relevant coursework or certifications preferred.
  • Experience with HUD, LIHTC, Rural Housing, or Tax‑Exempt Bonds is a plus.
  • Knowledge of Fair Housing and Landlord/Tenant laws is desirable.
  • Strong communication, organization, and customer service skills are essential.
  • Ability to work collaboratively in a diverse community.

Responsibilities

  • Work 50% of the time at the Davis property and 50% supporting additional properties.
  • Support the Property Manager with daily operations and resident relations.
  • Collect rents, process receivables, and assist with monthly financial reporting.
  • Help prepare annual budgets and monitor operating performance.
  • Coordinate maintenance requests and unit turns; maintain resident files and compliance documentation.
  • Assist with applicant intake, waitlist management, marketing, and occupancy goals.
  • Ensure adherence to Fair Housing, ADA, Section 504 and affordable housing regulations.

Position: Floating Assistant Property Manager

Location: Davis, CA


Hours:

Full Time, Monday – Friday 8:30 am – 5:30 pm


Compensation:

$20.60 - $22.66 per hour, depending on experience


Job Summary:

The Assistant Property Manager works side‑by‑side with the Property Manager to oversee the day‑to‑day operations of the property, including resident satisfaction, waitlist management, applicant intake, oversight of maintenance coordination, and ensuring the property remains in compliance with the Property Management Operations Manual, organizational guidelines, fair housing laws, and all applicable affordable housing regulatory requirements. The Assistant Property Manager should be able to assume leadership and initiative in the absence of the Property Manager and ensure the highest quality of customer service.


Responsibilities:


  • Work 50% of the time at The Davis Trio and 50% supporting additional properties across the portfolio, with assignments determined by operational needs

  • Support the Property Manager with daily operations and resident relations

  • Collect rents, process receivables, and assist with monthly financial reporting

  • Help prepare annual budgets and monitor operating performance

  • Coordinate maintenance requests, unit turns, inspections, and preventative maintenanceMaintain accurate resident files, compliance documentation, and Yardi data

  • Assist with applicant intake, waitlist management, marketing, and occupancy goals.

  • Ensure adherence to Fair Housing, ADA, Section 504, and affordable housing regulations

  • Step in as lead when the Property Manager is unavailable


Qualifications:


  • High school diploma required; relevant coursework or certifications preferred

  • Experience in affordable housing (HUD, LIHTC, Rural Housing, or Tax‑Exempt Bonds) strongly preferred

  • Knowledge of Fair Housing and Landlord/Tenant laws

  • Strong communication, organization, and customer service skills

  • Ability to work collaboratively in a diverse community

  • Proficiency with Microsoft Office; Yardi experience a plus

  • Understand and commit to the Mission and Philosophy of Mutual Housing.
