Job summary

Gene B. Glick Company in Chesapeake, VA is seeking an Assistant Property Manager for our 150-unit Cambridge Square community. The role supports the Property Manager to maintain cash flow, occupancy, and resident satisfaction.

You will handle inquiries, schedule tours, process move-ins/outs, collect rent, and ensure compliance with HUD and Fair Housing rules. Strong communication and organizational skills are essential; Spanish is a plus.

Qualifications

  • High school diploma or equivalent required.
  • Property management experience preferred.
  • Detail oriented and organized.
  • Must have and maintain a valid driver’s license in the state of residence.
  • Able to work a varied schedule including weekends.
  • Willing to travel for training and meetings.
  • Effective verbal and written communication skills.
  • Spanish language skills a plus.

Responsibilities

  • Promptly answer inquiries from residents and prospective residents by phone and email.
  • Follow up with prospective residents to secure appointments and show the community.
  • Assist with move-ins, move-outs, certifications, and renewals.
  • Greet prospective residents, tour models/units, explain occupancy terms, and highlight amenities.
  • Close sales, collect holding deposits, and process applications or waiting lists.
  • Follow up with prospects to move toward lease execution.
  • Verify eligibility of prospective residents following regulations and procedures.
  • Assist with marketing surveys.
  • Pursue rent collection and assist with delinquencies and court filings.
  • Investigate complaints and resolve issues per management rules.
  • Prepare and maintain accurate records and reports.
  • Ensure confidentiality of resident data.
  • Coordinate information and reports with other departments as needed.
  • Conduct all activities in accordance with HUD regulations and Fair Housing requirements.

Overview

We are looking for an exceptional Assistant Property Manager to join our team at our 150‑unit Cambridge Square of Chesapeake apartment community.

The Assistant Property Manager is responsible for assisting the Property Manager with ensuring the community generates a satisfactory cash flow, the property is maintained in accordance with Company standards, assures customer satisfaction, and manages the property in the absence of the Property Manager.

Responsibilities
  • Promptly answer telephone and email inquiries from residents and prospective residents.
  • Follow up on emails from prospective residents with the goal of obtaining an appointment to show the community.
  • Assist with completing move‑ins, move‑outs, certifications, and renewals.
  • Greet prospective residents, tour the model/vacant units, and demonstrate the features and benefits of the interior of the apartment homes and amenities, explain terms of occupancy, and provide information about local areas.
  • Close the sale with prospective residents and obtain a holding deposit, if applicable, and an application for an apartment or waiting list.
  • Promptly follow up with prospective residents who have not yet leased to continue the sales process and secure the sale.
  • Determine and certify the eligibility of prospective residents, following government regulations and Company procedures.
  • Assist with marketing surveys.
  • Pursue and collect rent payments, assist with delinquencies, and court filings.
  • Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
  • Prepare, submit, and maintain accurate records, reports, and documents.
  • Ensure confidentiality of all data in the resident files (i.e., income, credit reports, assets, etc.).
  • Provide information and reports in coordination with other departments as needed.
  • Conduct all activities in accordance with HUD regulations and Fair Housing requirements.
Qualifications
  • High school diploma or equivalent combination of education, training, or experience.
  • Property management experience preferred.
  • Must be detail oriented and organized.
  • Must have and maintain a valid driver’s license in the state of residence.
  • Able to work a varied schedule including weekends.
  • Must be willing to travel for training and meetings.
  • Must be able to communicate effectively verbally and in writing.
  • Must be able to read and comprehend the English language.
  • Fluent in Spanish is a plus.
