WinnCompanies is seeking an Assistant Property Manager to join our Chelsea, MA team. You will support the Property Manager in leasing, accounts receivable/payable, service requests, and resident relations at three properties: TND Homes I, Chelsea Legacy, and Spencer Green.

The role requires strong communication, attention to detail, and ability to multi-task in a fast-paced office. Expect a standard 8:30 AM–5:00 PM schedule with some Saturdays as needed; compensation ranges from $28.00 to $32.00

Qualifications

  • High school diploma or GED is required.
  • Associate’s degree is preferred.
  • Experience with LIHTC, Tax-Exempt Bond, HOME, HPTF or similar affordable housing programs is expected.

Responsibilities

  • Assist in all aspects of leasing, including tours, applications, and renewals.
  • Monitor collections, post rent payments, and enforce policies.
  • Provide customer service and respond to resident issues promptly.
  • Assist in financial and physical management tasks as assigned.
  • Prepare financial reports and resident communications.

Job description

WinnCompanies is seeking Assistant Property Managers to join our teams in Chelsea, MA.

We currently have three exciting opportunities available at:

  • TND Homes I
  • Chelsea Legacy
  • Spencer Green

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the pay range for these positions is $28.00 to $32.00 per hour, depending on experience.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM. Saturdays as needed.

Responsibilities:
  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
Requirements
  • High school diploma or GED equivalent.
  • Less than 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • 1 year of experience administering affordable housing programs, including LIHTC, Tax-Exempt Bond, HOME, HPTF, and other applicable state or local programs.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
Preferred Qualifications:
  • Associate’s degree.
  • Experience with OneSite, Yardi or RealPage property management software.
  • Bilingual in English and Spanish.
  • Experience with new construction lease-ups.
  • Relevant affordable housing certifications preferred, including HUD designations (CPO, COS, NAHP) and LIHTC certifications (SHCM, TCS, C3P, HCCP, NAHP).
