Position Details

Full-Time position at $55-65K DOE. Located in our Corporate Office in Downtown Albuquerque.

Position Purpose

Under the direction of the President, this role manages day-to-day operations of Class A office buildings and retail spaces, maintains professional relationships with tenants, vendors, and contractors, with an eye towards increasing property value.

Supervisory Responsibilities
  • All on-site Janitorial and Engineers.
Key Responsibilities
  1. Strategic Planning: Provide direction for property operations, analyze leases, vendor contracts, income, and expenses, and seek innovative ways to maximize income and control costs.
  2. Tenant Relations: Foster positive relationships, maintain proactive communication, respond promptly to inquiries, resolve issues efficiently, and plan tenant appreciation events.
  3. Personnel Management: Manage onsite staff and engineers, define responsibilities, hire, monitor, mentor, and evaluate performance.
  4. Vendor Relations: Establish positive vendor relationships, negotiate contracts, evaluate vendors, and bid work as needed.
  5. Safety, Security, and Maintenance: Ensure security measures, establish maintenance programs, emergency procedures, and perform routine inspections.
  6. Financial Management: Review financials, lead budget preparation, monitor expenses, and understand lease pass-throughs.
  7. Construction Management: Oversee tenant improvements from start to finish, including architectural review and construction oversight.
Requirements
  • Four-year college degree.
  • Excellent communication skills.
  • 3-4 years of experience in commercial real estate management, construction, leasing, or team leadership.
  • Proficiency in Microsoft Office and Yardi or similar software.
  • Flexibility for occasional evenings, weekends, or holidays.
  • Event planning experience is a plus.
  • Ability to work independently, make sound decisions, and handle pressure professionally.
  • Creative, organized, and self-motivated attitude.
