About Our Work : Power Station sits on the largest privately held, waterfront development parcel in San Francisco.We are developing a vibrant urban ecosystem with 5.4M sq ft of new residences, office, life science, and thoughtfully curated retail, all interspersed with 7 acres of green parks and open space.

Position Summary : We are seeking an industrious, detail-oriented Assistant Project Manager to join our team for the execution and closeout of our first phase of horizontal development, as well as for future street, waterfront, and open space improvements. This position will work under the direction and mentorship of the Senior Project Manager and Director of Development and will play a key role in managing ongoing construction as well as design development, construction documentation, permitting, agency coordination, and preparation for future phases of horizontal work.

This is a fast-paced, hands-on role requiring strong communication, documentation, and problem-solving skills. The ideal candidate will bring experience with horizontal infrastructure; civil, joint trench and landscape design; permitting; contract administration; and project coordination.This role is an excellent fit for early career professionals looking to learn, grow, and advance.

Your spheres of responsibility include :

  • Take ownership of tracking and managing RFIs, submittals, and other project documentation through Autodesk Construction Cloud (ACC).
  • Proactively follow up with the design team, contractors, and consultants to expedite responses and minimize delays to critical path work.
  • Review RFI and submittal logs for completeness prior to routing for approval.

2. Budget & Cost Tracking :

  • Assist in reviewing and managing the project budget for assigned scopes, including quantity tracking, invoice review, and cost forecasting.
  • Take an active role in evaluating contractor change order requests, ensuring scope alignment, pricing accuracy, and appropriate backup documentation.
  • Review Time & Materials (T&M) tags submitted for extra work, verifying labor hours, crew sizes, equipment use, and material quantities against field observations and project standards.
  • Coordinate with the contractor to validate cost impacts, prepare response packages, and support negotiation efforts.
  • Maintain a detailed log of change orders and extra work for use in budget tracking, reporting, and forecasting.
  • Review contractor and vendor invoices for accuracy, completeness, and alignment with contract terms.

3. Schedule Oversight :

  • Monitor progress of landscape and public realm improvements to ensure alignment with the master project schedule.
  • Develop and maintain short-interval look-ahead schedules specific to the landscape scope.
  • Proactively identify sequencing or access issues and coordinate with the broader construction team to mitigate delays.
  • Facilitate and lead Landscape OAC (Owner-Architect-Contractor) meetings, including preparing agenda items, guiding discussions, documenting meeting minutes, and following through on next steps.

4. Quality Control :

  • Support and coordinate site inspections with the Engineer of Record (EOR), third-party utility providers, and City inspectors to verify that contractor work aligns with the contract documents, applicable standards, and approved submittals.
  • Monitor contractor performance and proactively document deficiencies or non-conforming work, ensuring timely resolution.
  • Assist in compiling and submitting required documentation (e.g., inspection reports, as-builts, test results) for City acceptance and turnover.
  • Coordinate with City inspectors and third-party testing agencies to facilitate walkthroughs, inspections, and punchlist closeouts.
  • Maintain a tracking system for quality-related items and acceptance milestones to ensure smooth handoff to City agencies.

5. Design, Permitting & Utility / Property Coordination :

  • Assist with managing the design of street improvements, parks, and other horizontal improvements from design development through permitting.
  • Assist with the preparation, tracking, submittal, and closeout of construction-related permits, including demolition, building, encroachment, and traffic control permits.
  • Coordinate with third-party utility owners (e.g., PG&E, SFPUC, telecom providers) to facilitate design reviews, utility markouts, joint trench coordination, and service connections.
  • Assist in securing and managing easements and access agreements from neighboring property owners.
  • Maintain a log of active permits, expiration dates, inspection requirements, and compliance conditions to avoid work stoppages or delays.
  • Serve as a liaison between the project team, agencies, and utility representatives to support timely approvals and resolve coordination conflicts.
  • Assist in preparing and reviewing utility and telecom agreements as required for scope execution or city acceptance.

Qualifications :

  • Experience : 3 - 8 years’ experience managing or supporting urban infrastructure and open space projects, ideally with direct experience navigating City of San Francisco and agency processes, including permitting, closeout, and acceptance of public infrastructure.
  • Background : Construction Management, Civil Engineering, Estimating, or Quantity Surveying, or has worked for a general contractor managing horizontal improvements such as utilities, hardscape, landscape, and / or streetscape improvements.
  • Education : Bachelor’s degree in engineering, construction management, or a related field.

Knowledge and Skills :

  • Demonstrates a solid understanding of equipment and material rate schedules and is capable of reviewing contractor T&M tags, change orders, and proposals for accuracy and reasonableness.
  • Familiar with navigating municipal permitting processes (e.g., demo, building, traffic control, and encroachment permits), and coordinating with public agencies and third-party utility owners such as PG&E, SFPUC, and telecom providers.
  • Comfortable using construction and document management platforms such as Autodesk Construction Cloud (ACC), Procore, or Newforma to manage RFIs, submittals, and project correspondence.
  • Proficient in Microsoft Excel and scheduling tools such as Microsoft Project, Smartsheet, or Primavera P6 for creating schedules, tracking quantities, and managing logs.
  • Confident in coordinating site inspections with city agencies and third parties, documenting field conditions, and supporting quality control and compliance efforts.
  • Able to engage effectively with internal teams, contractors, consultants, and public stakeholders—facilitating meetings, pushing processes forward, and maintaining organized records for reporting and closeout.

Location : Associate Capital’s office, currently on-site at Power Station.In-person work is required every business day for this role.Lunch is served on Mondays and Thursdays (at minimum).Thoughtfully curated snacks and drinks are always available.Infrequent travel may be required.

Compensation & Title : Compensation and title based on experience. Annual base salary range of $110,000-$160,000 based on experience, plus potential for performance bonus.
