- Assist with overall project planning and scheduling, resource allocation, project accounting, and document control
- Provide technical direction and ensure compliance with quality standards, project planning, cost management, time management, contract administration, code compliance, and safety
- Assist in preparing scopes of work, soliciting bids, generating project budgets, and maintaining buyout schedules
- Review and qualify bids, prepare contracts and purchase orders, negotiate pricing and terms, and track subcontractor and supplier costs
- Monitor budgets, forecasts, cost issues, changes, work orders, change orders, back charges, invoices, deposits, and bonds
- Document and address quality issues, conduct periodic site visits, review inspections and testing reports, and track issue resolution
- Coordinate preparation and weekly updating of construction schedules; identify and report schedule impacts and delays
- Monitor certificates of occupancy, turn schedules, weather delays, and substantial completion change requests
- Evaluate project hazards and risks and coordinate subcontractor safety documentation and preconstruction safety meetings
- Procure, track, review, distribute, and obtain approval for shop drawings, submittals, and RFIs
- Prepare and manage project meeting documents, attend meetings, communicate daily with project leadership, and generate meeting minutes
- Serve as a key link with clients and review team deliverables before client submission
- Assemble and file as-built drawings, warranties, certificates of occupancy, lien releases, closeout documents, subcontracts, insurance certificates, and bonds
- Coordinate and manage warranties
Requirements
- Multi-Family experience required
- Bachelor's degree in Construction or a Civil-related field preferred, or equivalent relevant experience
- Preferred 3+ years of experience managing construction of multi-family projects
- Stable employment history and proven track record
- Proficient in Excel, Word, and Outlook
- Knowledge of Timberline, Bluebeam, Adobe, and Onscreen Takeoff is a plus
- Driver’s License required
- OSHA 10-hour certification preferred
- First Aid-AED training
- Additional safety certifications are a plus
