Job summary

Procopio Enterprises, Inc. is seeking an experienced Project Manager to lead multifamily residential construction projects. You will oversee schedules, budgets, documentation, and coordination with owners, architects, and subcontractors.

The role requires strong communication, problem-solving, and team leadership. Proficiency with Procore and MS Office is preferred, with a focus on quality and safety on site.

Qualifications

  • Bachelor’s degree in Architecture, Engineering, or Construction Management.
  • Experience in multi-family or applicable residential construction beyond entry level.
  • Knowledge of residential and commercial construction practices and procedures.
  • Passive House professional certification (CPH B) is desired.
  • Good communications skills, both written and verbal.
  • Familiarity with state and local agency policies and procedures.
  • Proficient in Procore, Microsoft Office and construction management software.
  • Ability to read plans, specifications, and special provisions and convey this information to others.
  • Team-oriented approach to project delivery.
  • Aptitude in math and strong problem-solving abilities.
  • Ability to view issues from multiple angles and resolve problems for the project and team.

Responsibilities

  • Determine project constructability by reviewing documents, identifying discrepancies, and issuing RFIs.
  • Identify and monitor potential construction risk in preconstruction and production phases.
  • Draft the project schedule and outline construction timeline.
  • Manage all project documentation, submittals, RFIs, and permitting.
  • Oversee procurement, buyouts, and negotiation of subcontracts and purchase orders.
  • Coordinate and implement approved change orders and ensure scope alignment.
  • Serve as primary contact for owners, architects, and consultants.
  • Prepare and manage budgets, cost reports, and monthly projections.
  • Ensure field construction aligns with quality control and safety standards.
  • Supervise and mentor Assistant Project Managers and Project Coordinators where applicable.
  • Lead project meetings and maintain clear documentation and communication.
  • Oversee project closeout, punch lists, manuals, inspections, and financial wrap-up.
  • Support third-party business development through client relationships and networking.
  • Provide support to other firm operations including development, management, and estimating.
  • Assist with time-sensitive special projects and other duties as assigned.
  • Oversee closeout, handover, and documentation.

Key Responsibilities


  • Determineproject constructability by reviewing the Contract Documents,identifyingdiscrepancies, gaps, etc., and issuing RFIs to gather necessary information


  • Assistin the identification and monitoring of potential construction risk in the preconstruction and production phases of assigned projects


  • Drafts the project schedule,identifyingapplicable activities and the underlying logicrequiredto outline the construction timeline


  • Manage all project documentation, submittals, RFIs, and permitting


  • Oversee procurement, buyouts, and negotiation of subcontracts and purchase orders


  • Coordinate and implement approved change orders and ensure scope alignment


  • Serve as the primary point of contact for owners, architects, and consultants


  • Prepare and manage budgets, cost reports, and monthly projections


  • Ensure field construction aligns with quality control and safety standards


  • Supervise and mentor Assistant Project Managers and Project Coordinators, as applicable

Qualifications


  • Experience in multi-family or applicable residential construction


  • Experience with Affordable Housing projects is desired


  • Bachelor’s degree in Architecture, Engineering, or Construction Management


  • Knowledge of residential and commercial construction practices and procedures


  • Passive House professional certification (PhiusCertified Builder - CPHB) is desired


  • Good communicationskills, both written and verbal


  • Familiarity with state and local agency policies and procedures


  • Proficient in utilizing Procore, Microsoft Office applications, and other construction management software programs


  • Ability to read plans, specifications, and special provisions, and convey this information to others


  • Able to work in a team-oriented environment efficiently and effectively


  • Aptitude in math, strong problem-solving abilities, and conflict resolution skills


  • Ability to look at issues from various angles and effectively solve problems for the good of the project and the team
