Job summary

Broadmoor LLC is seeking an Assistant Preconstruction Manager to develop conceptual, negotiated, and competitive-bid estimates and help produce precise project budgets, working with project teams and trade partners.

A bachelor’s degree in Construction Management, Architecture, Engineering, or related field and 2+ years in the AEC industry are required; proficiency in Excel, Revit, AutoCAD, and Adobe Acrobat is valued. This role is office-based with site visits, in an employee-owned ESOP culture.

Qualifications

• Bachelor’s degree in Construction Management, Architecture, Engineering, or related field, or equivalent relevant experience.
• Two or more years of professional experience in the architecture, engineering, or construction industry, preferably with a general contractor or subcontractor.
• Ability to read construction documents, perform detailed quantity takeoffs, analyze subcontractor bids, and develop clear, accurate estimates.
• Strong Microsoft Office skills, particularly Excel, plus proficiency with estimating and document-review tools. Experience with Revit, AutoCAD, and Adobe Acrobat is valued.
• Excellent written and verbal communication, attention to detail, sound judgment, initiative, and the ability to manage multiple deadlines and collaborate effectively.

Responsibilities

• Estimate and forecast - Assist in forecasting the cost, size, scope, and duration of future construction projects.
• Plan project approach - Partner with Project Management to develop initial sequencing and identify labor, material, and equipment requirements.
• Perform quantity surveys - Read and interpret construction drawings, prepare detailed quantity takeoffs, and assemble bid packages for subcontractor pricing and contract development.
• Build project budgets - Develop detailed estimate spreadsheets and support the transfer of approved budgets into project-management systems.
• Analyze bids and support buyout - Evaluate subcontractor proposals, identify scope gaps, compare pricing, and assist with project buyout.
