Job summary

Greenwood Star seeks an Assistant Manager to oversee property operations, tenant relations, and compliance with HUD and Section 8 standards in Louisville, KY. The role focuses on occupancy, delinquency control, and coordination with the local housing authority.

Responsibilities include managing leases, inspections, and utilizing Yardi for financial reporting. A strong background in affordable housing regulations and related certifications will be valued.

Qualifications

  • 2+ years of experience in property management or a related field.
  • Strong knowledge of affordable housing regulations and Fair Housing laws.
  • Working knowledge of the Section 8 Housing Choice Voucher program and HUD compliance requirements.

Responsibilities

  • Oversee day-to-day operations of the property, ensuring maintenance and regulatory compliance.
  • Manage lease agreements, renewals, terminations, and tenant communications.
  • Conduct regular building inspections to identify maintenance needs and safety concerns.
  • Utilize Yardi for tracking tenant information, rent collections, and financial reporting.
  • Process annual and interim tenant income recertifications per HUD/Section 8 guidelines.
  • Coordinate HUD/PHA compliance inspections and resolve findings within timelines.
  • Maintain accurate files and waitlist documentation per HUD Tenant Selection Plan.

Job description

About the Role:

As a Assistant Manager, you will maintain occupancy rates and limit delinquency rates, Attract and educate new tenants, Investigate and resolve tenant complaints, Update and improve properties to increase return on investment, Ensure all work order and repair requests are processed in a timely fashion, Supervise and train property staff, Enforce property and associations' rules and regulations, Review financial reports on a weekly basis to monitor progress, Implement strategies to increase NOI on a consistent basis, Prepare reports for market comparable within the surrounding area. administer Section 8/Housing Choice Voucher tenants, including coordinating with the local Public Housing Authority on Housing Assistance Payment (HAP) contracts.

Minimum Qualifications:

  • Minimum of 2 years of experience in property management or a related field.
  • Strong knowledge of affordable housing regulations and Fair Housing laws.
  • Working knowledge of the Section 8 Housing Choice Voucher program and HUD compliance requirements

Preferred Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, or a related field.
  • Certification as a Property Manager (e.g., CPM, CAM) or equivalent.
  • Familiarity with Yardi and other property management software.
  • Experience with HUD/Section 8 recertification processes and PHA coordination.
