POSITION: MAKE READY
REPORTS TO: LEAD MAINTENANCE TECHNICIAN AND MANAGER

This job description outlines the responsibilities and duties associated with the position of MAKE-READY. It is comprehensive but may not cover all tasks. JOB BRIEF:

In coordination with the manager and senior maintenance technician, the MAKE-READY employee's primary responsibility is to ensure all vacated apartments are restored to "market ready" status promptly and according to schedule.

DUTIES AND RESPONSIBILITIES

TRAINING

• Complete all Grace Hill courses by deadlines. Bonuses are contingent upon course completion.

GENERAL

• Conduct business according to policies, laws, and regulations (OSHA, ADA, Fair Housing).
• Inspect vacated apartments, complete checklists, and report needed repairs.
• Perform duties to restore apartments, including checking and replacing lights, windows, latches, screens, hinges, sliding doors, shelves, baseboards, mirrors, closets, appliances, faucets, and sinks.
• Assist with painting, repairs, and replacements as needed.
• Operate carpet cleaning equipment, assist with trash-out, and change locks and keys.
• Maintain grounds, deliver notices, report supply needs, and perform other tasks as assigned.

QUALIFICATIONS

Must meet physical requirements and be able to follow directions.

WORK HOURS:

40 hours/week, 8:30 a.m. to 5:30 p.m., Monday-Friday, with potential weekend work.

EQUIPMENT REQUIREMENTS:

Wear back-support belt and gloves as needed; wear appropriate shoes. Knowledge of safe use of cleaning tools and equipment is required.

PHYSICAL REQUIREMENTS

• Constant standing, bending, kneeling, climbing, reaching, and lifting over 100 lbs. with occasional lifting of 50-75 lbs.
• Ability to perform routine cleaning, handle tools, and operate equipment.

VISION, HEARING, AND SPEAKING REQUIREMENTS

• Constant need to observe cleanliness and issues; frequent ability to see beyond arm's reach; hearing and speaking are not essential but frequently used for instructions and requests.

DRIVING/TRAVELING REQUIREMENTS:

None

WORKING ENVIRONMENT:

• Primarily indoors, occasionally outdoors, with exposure to cleaning solvents, paint fumes, etc.
• Frequent working in awkward positions.

REASONING DEVELOPMENT:

Moderate; ability to follow simple instructions and handle standardized situations.
