Job description

Job Title: Assistant Property Maintenance Technician

Reports to: Director of Facilities

Employment Status: Full-time; 12-Month

FLSA Status: Hourly

Essential Functions

The Assistant Property Maintenance Technician (APMT) will assist the Property Maintenance Technician with the maintenance, repair, and cleanliness of all assigned apartments and homes across multiple locations and building types.

Responsibilities
  1. Perform administrative work each morning (30 minutes) as assigned by the Director of Facilities; the supervisor will provide undistributed computer time.
  2. Assist in ensuring all service requests and repairs are completed promptly using the company’s mobile maintenance app.
  3. Assist with turnkey operations as required, including scheduling, punch listing, painting, and cleaning within five business days of move-out.
  4. Help maintain an effective preventative maintenance program.
  5. Assist in preparing locations for owners, federal, state, and local inspections.
  6. Inspect grounds, buildings, and common areas to ensure a safe and clean environment.
  7. Perform other assignments as requested.
Requirements / Skill Level
  1. High school diploma or equivalent.
  2. At least one year of property maintenance experience.
  3. Valid Driver’s License, insured vehicle, and the ability to travel between properties.
  4. Must obtain EPA certification offered by Universal Companies.
  5. Certification in HVAC, building maintenance, or a relevant field.
  6. Proven experience as a maintenance technician.
  7. Basic understanding of electrical, hydraulic, and other systems.
  8. Knowledge of general maintenance processes and methods.
  9. Familiarity with working tools, appliances, and devices.
  10. Good physical condition and strength, with willingness to work overtime.
Working Conditions
  1. Ability to work flexible hours as required.
  2. Ability to travel by automobile.
  3. Work at property locations within or near transitional neighborhoods.
  4. Ability to climb stairs, use elevators, bend, squat, and reach overhead, meeting mobility and lifting standards for property maintenance tasks.
  5. Ability to multitask, stay organized, and meet deadlines.
  6. On-call, after-hours emergency service may be required.
  7. Hands-on repair and maintenance work will constitute most duties.
Performance Metrics
  1. Consistently excellent property inspection results.
  2. Timely completion of work orders and units.
  3. Professional and punctual preventive maintenance.
  4. Customer satisfaction surveys will be consistently perfect.
