Qualifications

• Education: High school diploma or equivalent required.
• Certifications: EPA Universal Certification and CPO Certification.
• Experience: 5+ years in residential apartment maintenance, with 2-3 years in a supervisory or management role.
• Technical skills: Strong knowledge of building systems (HVAC, plumbing, electrical) and maintenance best practices.
• Leadership: Ability to lead, mentor, and motivate a maintenance team.
• Communication: Excellent verbal and written communication skills with residents, vendors, and management.
• Physical: Ability to perform physically demanding tasks, including lifting, climbing ladders, and working in various weather conditions.

Responsibilities

• Oversee maintenance operations and assist in scheduling and completing tasks.
• Supervise the maintenance team, providing direction, training, and support.
• Develop and implement preventive maintenance programs for building systems.
• Prepare vacant units for new residents, including repairs, cleaning, and inspections.
• Conduct regular property inspections to ensure high standards and safety compliance.
• Ensure compliance with local, state, and federal regulations including OSHA.
• Coordinate with external vendors for repairs or projects and manage timelines and budgets.
• Assist in after-hours emergency maintenance issues to minimize resident disruption.
• Manage inventory of maintenance supplies and assist with budget control.
• Interact with residents to address maintenance concerns and act as a point of contact.
• Maintain accurate records of maintenance work, schedules, and equipment logs.
