Job Description ASSISTANT MAINTENANCE MANAGER

Our client is seeking an Assistant Maintenance Manager for one of their flagship apartment communities. The ideal candidate is a proven leader with skills in all areas of general maintenance and the ability to perform physical maintenance operations of the property.

YOUR ROLE

• Maintain the interior and exterior physical condition of the assigned property professionally
• Conduct routine inspections and preventive maintenance of all building-related systems
• Coordinate responses to maintenance requests promptly and efficiently
• Handle emergency situations reliably and communicate issues quickly to supervisors and team members
• Develop and manage an on-call schedule with neighboring sites
• Manage the apartment turnover process effectively
• Oversee selection and management of maintenance-related vendors
• Manage capital projects onsite, including bidding and project/construction management
• Assist in creating the property budget and ensure cost-effectiveness across maintenance areas

YOUR SKILLS

• 3+ years of experience in Residential Property Management, preferably as a Manager
• Skills in maintenance, turnover, and building systems
• Willingness to learn new tasks and systems
• Ability to work independently and proactively solve problems
• Excellent written and verbal communication skills
• Organized with the ability to multi-task and prioritize
• Participate in on-call rotation
• Customer service-oriented with effective communication skills
• Strong team collaboration skills
• Proficiency in Yardi for turnover, capital tracking, and work orders
• Knowledge of HVAC, mechanical, electrical, plumbing, fire systems, and general maintenance
• Ability to plan, schedule, and coordinate maintenance requests and apartment turnovers
• Perform periodic site inspections
• Collaborate on developing new systems and solving site challenges
