Job Description ASSISTANT MAINTENANCE MANAGER
Our client is seeking an Assistant Maintenance Manager for one of their flagship apartment communities. The ideal candidate is a proven leader with skills in all areas of general maintenance and the ability to perform physical maintenance operations of the property.
YOUR ROLE
- Maintain the interior and exterior physical condition of the assigned property professionally
- Conduct routine inspections and preventive maintenance of all building-related systems
- Coordinate responses to maintenance requests promptly and efficiently
- Handle emergency situations reliably and communicate issues quickly to supervisors and team members
- Develop and manage an on-call schedule with neighboring sites
- Manage the apartment turnover process effectively
- Oversee selection and management of maintenance-related vendors
- Manage capital projects onsite, including bidding and project/construction management
- Assist in creating the property budget and ensure cost-effectiveness across maintenance areas

YOUR SKILLS
- 3+ years of experience in Residential Property Management, preferably as a Manager
- Skills in maintenance, turnover, and building systems
- Willingness to learn new tasks and systems
- Ability to work independently and proactively solve problems
- Excellent written and verbal communication skills
- Organized with the ability to multi-task and prioritize
- Participate in on-call rotation
- Customer service-oriented with effective communication skills
- Strong team collaboration skills
- Proficiency in Yardi for turnover, capital tracking, and work orders
- Knowledge of HVAC, mechanical, electrical, plumbing, fire systems, and general maintenance
- Ability to plan, schedule, and coordinate maintenance requests and apartment turnovers
- Perform periodic site inspections
- Collaborate on developing new systems and solving site challenges
