ASSISTANT MAINTENANCE MANAGER

Our client is seeking an Assistant Maintenance Manager for one of their flagship apartment communities. The ideal candidate is a proven leader and must be skilled in all areas of general maintenance and must be able to perform physical maintenance operations of the property.

YOUR ROLE
  1. Maintain the interior and exterior physical condition of the assigned property in a professional manner.
  2. Conduct routine inspection and preventive maintenance of all building-related systems.
  3. Coordinate response to resident maintenance requests in a timely and efficient manner.
  4. Reliably handle emergency situations and quickly communicate issues to your supervisor and fellow team members.
  5. Develop and manage an on-call schedule with neighboring sites.
  6. Effectively manage the apartment turnover process.
  7. Oversee selection and management of all maintenance-related vendors.
  8. Manage capital projects onsite as needed including the bid process and project/construction management.
  9. Assist with the creation of the property budget and ensure cost effectiveness across all maintenance-related areas.

YOUR SKILLS
  1. 3+ years of experience in Residential Property Management (preferably as a Manager).
  2. Skilled in all areas of maintenance, turnover, and building systems.
  3. Willingness to jump in and learn new tasks and systems.
  4. Ability to work independently.
  5. Desire to take initiative and solve problems.
  6. Excellent communication skills, both written and verbal.
  7. Well-organized and possess the ability to multi-task and prioritize.
  8. Proactive and problem-solving approach.
  9. Participate in on-call rotation.
  10. Customer service-oriented and able to effectively communicate with others.
  11. Strong verbal and written communication skills.
  12. Able to cultivate a strong and respectful sense of team environment.
  13. Yardi proficient with working knowledge in its utilization for the turnover process, capital tracking, and work order processing.
  14. Knowledgeable in HVAC, mechanical, electrical, plumbing, fire dry and wet systems, alarm systems, and general building maintenance.
  15. Able to plan, schedule and coordinate maintenance requests and apartment turn-overs.
  16. Perform periodic site inspections.
  17. Collaborate with team members in developing new systems or working through site challenges.
