Job Description: Assistant Maintenance Manager
Our client is seeking an Assistant Maintenance Manager for one of their flagship apartment communities. The ideal candidate is a proven leader skilled in all areas of general maintenance and capable of performing physical maintenance operations of the property.
Your Role
- Maintain the interior and exterior physical condition of the assigned property in a professional manner
- Conduct routine inspection and preventive maintenance of all building-related systems
- Coordinate response to maintenance requests in a timely and efficient manner
- Handle emergency situations reliably and communicate issues promptly to your supervisor and team
- Develop and manage an on-call schedule with neighboring sites
- Manage the apartment turnover process effectively
- Oversee selection and management of all maintenance-related vendors
- Manage capital projects onsite, including bidding and project/construction management
- Assist in creating the property budget and ensure cost-effectiveness across maintenance areas

Your Skills
- 3+ years of experience in Residential Property Management, preferably as a manager
- Proficiency in maintenance, turnover, and building systems
- Willingness to learn new tasks and systems
- Ability to work independently and proactively solve problems
- Excellent written and verbal communication skills
- Well-organized with multitasking and prioritization skills
- Participation in on-call rotations
- Customer service orientation and effective communication skills
- Strong team collaboration skills
- Proficiency in Yardi for turnover, capital tracking, and work orders
- Knowledge of HVAC, mechanical, electrical, plumbing, fire systems, and general maintenance
- Ability to plan, schedule, and coordinate maintenance requests and turnovers
- Periodic site inspection capabilities
- Ability to collaborate on developing new systems and solving site challenges
