Qualifications

• HVAC systems knowledge and hands-on maintenance ability.
• CFC certification required for HVAC work.
• CPO certification relevant for refrigerant handling.
• Basic plumbing, electrical and carpentry skills are expected.
• Familiarity with SDS and OSHA regulations.

Responsibilities

• Assist in training staff and supervise work performed by team.
• Schedule maintenance tasks and assign personnel accordingly.
• Be on emergency on-call status to respond to urgent work orders and weather events.
• Maintain safety as a priority and train staff to do the same.
• Inspect buildings, grounds, and common areas to identify preventive maintenance needs and safety hazards.
• Maintain organized shop and storage areas in compliance with OSHA regulations and posters.
• Perform work orders and ensure timely completion, ideally within 24 hours.
• Assist in managing and turning vacant apartments into rentable units following guidelines.
• Schedule contractors, secure bids and proposals as directed.
• Maintain records and reports as required; use contract labor when cost-effective.
• Follow budgetary guidelines and Drucker + Falk purchasing procedures.
• Keep manuals, warranty records, and parts replacement documentation up to date.
• Stay informed about new products and cost-saving repair methods.
• Maintain high standards of resident relations and service.
