Job summary

Drucker + Falk, LLC in Roanoke, VA is seeking an Assistant Service Manager to support the Service Manager in maintaining the community and its mechanical systems. The role emphasizes safety, preventative maintenance, and timely completion of work orders.

The AMS will supervise 0-8 staff, coordinate contractors, and ensure compliance with OSHA and company policies while providing excellent resident relations and on-call coverage as needed.

Qualifications

• Strong HVAC skills and CFC certification required.
• CPO certification is required.
• Plumbing, electrical, and carpentry skills are needed.
• Knowledge of SDS and OSHA regulations.

Responsibilities

• Assist in training and supervise staff under his/her direction.
• Establish schedules and assign routine maintenance tasks.
• On-call for emergencies and inclement weather.
• Ensure safety and train staff accordingly.
• Inspect buildings, grounds, and common areas for maintenance needs and safety hazards.
• Maintain shop and storage areas in compliance with OSHA regulations.
• Perform and document maintenance per work orders.
• Aim to complete work orders within 24 hours.
• Coordinate contractor work and obtain bids as directed.
• Follow Drucker + Falk purchasing directives and budgetary guidelines.
• Maintain inventory records and warranty documentation.
