Assistant Maintenance Manager

As the Assistant Maintenance Manager, also known as Assistant Service Manager, you will assist in overseeing physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects.

Essential Job Functions
  1. Use electronic systems to prioritize and respond to service requests within 48 hours, and monitor completion.
  2. Implement and document preventive maintenance programs per BH guidelines.
  3. Maintain the grounds and appearance of the property.
  4. Repair or replace appliances, plumbing, HVAC, electrical systems, and other maintenance requests within scope.
  5. Coordinate with the office team and Maintenance Supervisor on apartment make-ready schedules, ensuring readiness for new tenants.
  6. Provide backup support in the absence of the Maintenance Supervisor.
  7. Identify and report hazardous conditions and liabilities.
  8. Assist in determining supply needs, ordering supplies, and managing the maintenance budget.
Minimum Qualifications/Skills
  • At least one year of maintenance and safety experience.
  • Experience with heating and air conditioning systems.
  • Knowledge of local, state, and federal building codes.
  • Understanding of building maintenance, repair, and preventative programs, irrigation, pool systems, and appliance repair.
  • Positive attitude and ability to work with diverse groups.
  • Own industry-specific hand tools.
  • Dependability, punctuality, and regular attendance.
  • Valid driver’s license or reliable transportation.
Desired Qualifications/Skills
  • Construction experience, including foundations, framing, roofing, plumbing, and electrical work.
  • HVAC certification or ability to obtain.
  • E.P.A Certification (Type II or 410A) or ability to obtain.
  • CPO (Certified Pool Operator) or ability to obtain.
Work Schedule

Typically 9 am - 6 pm, Monday through Saturday, with variations based on property needs, including overtime and on-call rotations.
