Qualifications

Assistant Maintenance Manager

The Assistant Maintenance Manager, also known as Assistant Service Manager, assists in overseeing physical assets, maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehab projects for the property.

Essential Job Functions:

  • Uses electronic systems to prioritize and respond to service requests within 48 hours, monitoring completion.
  • Ensures preventive maintenance programs are implemented, followed, and documented per guidelines.
  • Maintains the grounds and appearance of the property.
  • Repairs/Replaces appliances, plumbing, HVAC, electrical systems, and other maintenance requests within scope.
  • Works with the team to schedule apartment make-readies, ensuring repairs and cleaning are completed for move-in readiness.
  • Provides backup support in the absence of the Maintenance Supervisor.
  • Identifies and reports hazards, assisting with safety and liability issues.
  • Assists with supply and equipment needs, manages maintenance budget approvals.

Minimum Qualifications/Skills:

  • At least one year of progressive maintenance and safety experience.
  • Experience with heating and air conditioning systems.
  • Knowledge of local, state, and federal building codes.
  • Knowledge of maintenance, repair, and preventative programs, irrigation, pool systems, appliance repair.
  • Positive attitude, team-oriented, able to work with diverse groups.
  • Own industry-specific hand tools.
  • Dependability, punctuality, valid driver’s license, reliable transportation.

Desired Qualifications/Skills:

  • Construction background including foundations, framing, roofing, plumbing, electrical.
  • HVAC certification or ability to obtain.
  • E.P.A Certification (Type II, 410A) or ability to obtain.
  • CPO (Certified Pool Operator) or ability to obtain.

Work Schedule: Generally 9am-6pm, Monday-Saturday, with some overtime and on-call duties.
