Job Summary

Apply maintenance skills and customer service skills to ensure overall maintenance of the property, ensuring all physical aspects meet applicable laws and company standards. Troubleshoot and repair plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall. Work independently or as part of a team. Operates within Fair Housing laws and Equal Employment Opportunities. Reports to the Lead Maintenance/Property Manager.

Responsibilities

• Prioritize and complete daily work orders for residents.
• Prepare vacant units for new residents.
• Maintain exterior grounds and pool.
• Prepare property for winter conditions, including disconnecting hoses, draining, and wrapping exposed pipes.
• Maintain the pool during cold weather.
• Conduct property walk-throughs and ensure everything is in working order.
• Assist in scheduling contractors and respond to on-call duties.
• Perform groundskeeping, painting, trash disposal, inventory tracking, and safety checks.
• Complete unit make-ready processes and other tasks as assigned.

Skills & Abilities

• Understanding of company policies, inventory management, and key sign-in/out procedures.
• Ability to analyze maintenance requests and consider alternatives.
• Effective communication with residents and staff.
• Prioritization and multitasking skills.
• Creative problem-solving within budget.
• Proficiency with Outlook, Appfolio, and online maintenance ordering.
• Manual and maintenance skills: plumbing, electrical, HVAC, carpentry, appliances, painting, drywall, pool care, groundskeeping.
• Basic math skills for measurements and calculations.

Working Conditions

Work is performed on-site with exposure to weather, noise, and mechanical hazards. May lift up to 100 pounds and work in confined spaces, always with safety precautions.

Driving Requirements

• Use personal vehicle for work-related errands.
• Maintain valid driver’s license, registration, and insurance.

Work Environment

Primarily outdoor/indoor work in all weather conditions, sometimes for extended periods. Use PPE when necessary.

Safety Responsibilities

Follow safety rules, report hazards, and ensure a safe environment.

Qualifications
