Assistant Maintenance

POSITION: Assistant Maintenance
REPORTS TO: Lead Maintenance Technician & Property Manager

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Make Ready Tech. While comprehensive, some responsibilities may not be specifically addressed. Employees are expected to perform any reasonable tasks that align with company objectives. Job Brief

In coordination with the manager and senior maintenance technician, the primary responsibility of the Make Ready Tech is to ensure all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the manager's schedule.

Responsibilities

• Complete all Grace Hill courses by the required deadlines. Bonuses and commissions depend on timely completion.
• Inspect vacated apartments, complete checklists, and report needed repairs to senior maintenance staff.
• Perform duties to restore apartments to "market ready" including checking and replacing lights, windows, latches, screens, hinges, sliding doors, shelves, baseboards, mirrors, closets, appliances, faucets, and performing exterior repairs.
• Assist with painting, curtain and blind repairs, plaster patching, tile inspections, and A/C filter changes.
• Operate carpet cleaning equipment and assist with trash-outs.
• Change locks, make keys, and assist in maintaining grounds cleanliness.
• Deliver notices, report supply needs, and perform other tasks as assigned.

Qualifications

Must meet all physical requirements, be able to follow directions, and work 40 hours weekly, typically Monday to Friday, with possible weekend work.

Equipment & Physical Requirements

Knowledge of safe use of cleaning tools and equipment, ability to stand constantly, perform physical activities like bending, climbing, pushing, reaching, lifting, and grasping. Visual, hearing, and speaking requirements are specified for effective communication and observation.

Work Environment

Primarily indoor work with occasional outdoor exposure, involving handling cleaning agents and working in confined spaces.

Reasoning Development

Moderate; ability to follow simple instructions and handle standardized situations.
