Assistant Maintenance

Position: Assistant Maintenance
Reports to: Lead Maintenance Technician & Property Manager

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Make Ready Tech. Job Brief

In coordination with the manager and senior maintenance technician, the primary responsibility of the Make Ready Tech is to ensure all vacated apartments are thoroughly restored to "market ready" status promptly and according to schedule.

Duties and Responsibilities

Training

• Complete all Grace Hill courses by the required deadlines. Bonuses and commissions depend on timely completion.

General

• Conduct all business following company policies, procedures, and applicable laws (OSHA, ADA, Fair Housing, etc.).
• Inspect vacated apartments, complete checklists, and report needed repairs.
• Perform duties to restore apartments to "market ready" status, including checking lights, repairing windows, latches, and screens, and inspecting appliances.
• Assist with changing or removing appliances, making keys, repairing faucets, performing exterior repairs, painting, repairing curtains, and other minor repairs.
• Operate carpet cleaning equipment, assist with trash-outs, and handle lock changes for move-ins.
• Maintain grounds, deliver notices, report supply needs, and perform other tasks as assigned.

Qualifications

Must meet all physical requirements and be able to follow directions.

Work Hours

40 hours per week, typically 8:30 a.m. to 5:30 p.m., Monday through Friday, with possible weekend work.

Equipment Requirements

Wear back-support belts, gloves, and appropriate footwear as tasks dictate.

Equipment

Knowledge of safe use and maintenance of cleaning tools, hand tools, ladders, and other equipment is required.

Physical Requirements

• Constant standing and physical activities such as bending, stooping, climbing stairs, and ladder usage.
• Lifting supplies and equipment, sometimes over 50 lbs.

Vision, Hearing, and Speaking

• Constant need to distinguish cleanliness and observe property conditions.
• Frequent instructions receipt and communication, primarily written.

Driving/Traveling

None required.

Work Environment

• Primarily indoors; occasional outdoor work.
• Exposure to cleaning solvents and fumes; work in confined or awkward positions.

Reasoning Development

Moderate; ability to follow simple instructions and handle standardized situations.
