POSITION SUMMARY

Coordinates HUD and KHC properties, keeps required records, submits accurate and timely reports, notifies maintenance of needed repairs, participate in governmental inspections

QUALIFICATIONS

Bachelor’s degree or above with knowledge of MS Office, and property management experience. Must provide own transportation.

SKILL SETS

Possesses superior organizational, oral, and written communication skills. Ability to work cooperatively and effectively with a diverse group of people. Strong time management skills and ability to multi-task. Experience and understanding of the administration of HUD subsidy assistance. Must demonstrate a high level of familiarity with Microsoft Office specifically MS-Excel, RealPage, Enterprise Income Verification (EIV) and exceptional customer service skills.

PHYSICAL AND ENVIORMENTAL DEMANDS

Visual acuity necessary for updating files and completing documents. Requires frequent stooping, kneeling and crouching to file records. Hearing and talking is necessary to answer phone and talk with employees and other individuals. Work is light with walking, standing and sitting. Manual dexterity is required to perform work processing and other clerical duties.

JOB SPECIFIC FUNCTIONS
  • Review tenant applications for eligibility; maintain and purge waiting lists; show available units.
  • Follows agency’s housing procedure for processing eligible applicants within the program guidelines attached to the property (e.g. KHC, HUD, etc.) Works diligently to ensure that all new move-in files are complete and orderly.
  • Collects rent, security deposits and pet deposits and enter funds into bank.
  • Completes lease forms, outlines conditions and terms of occupancy with new resident and completes relevant paperwork.
  • Performs annual re-certification of tenants, assesses vacated units for damages, completes required weekly reports, monthly reports, and compliance reports.
  • Cooperates with compliance staff in submitting requested information for audits, inspections and annual reports for lenders and regulatory agencies.
  • Investigates tenant complaints, resolves tenant issues, prepares written incident reports, and attends eviction hearings.
  • Enter work orders as reported by tenants. Conduct inspections of property as needed. HUD REAC and Nspire inspections.
  • Assists in soliciting bids and makes recommendations on material purchases where appropriate.
  • Maintains HUD general resident ledger and coordinates annual HUD management reviews.
  • Prepare property invoices for payback to Communicare.
  • Maintains property files to include contract renewals.
  • Instructs tenants in emergency procedures, appliance use, and property rules.
  • Participates and provides leadership in agency continuing quality improvement (CQI) activities.
  • Performs other duties as assigned.
MANDATORY REQUIREMENTS

2. Attends mandatory in-services and other training/educational programs as required.
