Job summary

Pratum Companies is seeking an experienced Assistant Community Manager to oversee leasing operations at an affordable housing community governed by LIHTC and HUD Section 8. The role focuses on occupancy goals, compliance, and top-tier resident service.

You will manage wait lists, coordinate certifications, perform income verifications, renewals, and liaise with property management to maintain accurate records. Strong knowledge of tax credit housing and Fair Housing laws is preferred.

Qualifications

  • 3+ years of Property Management experience.
  • 3+ years' experience in LIHTC and HUD Section 8 compliance.
  • Certification related to affordable housing or compliance (e.g., TCS or COS).
  • Excellent customer service orientation.
  • Be able to perform duties with limited oversight in a fast-paced environment.
  • Proficient in Word, Excel, Outlook and One-Site Property Management Software.

Responsibilities

  • Manage wait list for Tax Credit for potential residents.
  • Coordinate LIHTC and Section 8 compliance, certification and recertification.
  • Coordinate on-site data collection and processing of resident information.
  • Schedule recertification interviews and follow through to completion.
  • Ensure proper calculation of income, assets, rent levels, etc.
  • Assist manager with accounts receivable and accounts payable.
  • Coordinate apartment inspections and create work requests.
  • Assist residents with inquiries.
  • Maintain resident files per company and regulatory policy.
  • Assist with leasing tasks and related administrative duties.
  • Perform other duties as assigned by management.

Assistant Community Manager

We are seeking an experienced and results-driven Assistant Community Manager to oversee leasing operations at our affordable housing community governed by Low-Income Housing Tax Credit (LIHTC) and HUD Section 8 regulations. Responsible for helping lead the team, ensuring full occupancy, maintaining compliance with LIHTC and Section 8 requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit housing, Fair Housing laws, and affordable housing compliance.

Essential Duties and Responsibilities:
  • Manage wait list for Tax Credit for potential residents
  • Managecompliance, certification andrecertification programs for LIHTC and Section 8.
  • Coordinate on-site data collections and processing of resident information
  • Schedule resident recertification interviews and follow through to completion
  • Ensure proper calculation of income, assets, rent levels, etc.

  • Assist office staff on other tasks, including collection of rents and social activities

Job Requirements:
  • 3+ years of Property ManagementExperience
  • 3 + years' experiencein Tax Credit (LIHTC) compliance, HUD Section 8 compliance, certification and recertification
  • Must hold a certificationrelated to affordable housingor compliance, such as TCS or COS?”
  • Excellent and premiere customer service orientation
  • Be able to perform job duties with limited oversight in a fast-paced environment
  • Excellent verbal and written communication skills
  • Accounts receivable and collections experience
  • 2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry LIHTC/Section 8 designations
  • Attention to detail and ability to work independently on assignments
  • Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet

This role is non-exempt with a pay rate of $30-$36an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. You may be eligibleto receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
