Job summary

Pratum Companies is seeking an Assistant Community Manager in Bethesda to oversee leasing operations at an affordable housing community governed by LIHTC regulations. You will help lead the team to achieve full occupancy, ensure Section 8 compliance, and deliver exceptional service to current and prospective residents.

The role covers marketing, application processing, income verification, renewals, and coordination with property management to maintain accurate records and occupancy goals.

Qualifications

  • 2+ years of property management experience.
  • Tax Credit LIHTC knowledge and compliance.
  • Excellent customer service orientation.
  • Strong written and verbal communication abilities.
  • Accounts receivable and collections experience.

Responsibilities

  • Maintain property waiting list.
  • Coordinate on-site data collection and processing of resident information.
  • Schedule recertification interviews and complete process.
  • Ensure proper calculation of income, assets and rent levels.
  • Assist with accounts receivable and accounts payable.
  • Coordinate apartment inspections and create work requests.
  • Assist residents with inquiries and maintain files.
  • Support office staff with leasing tasks and rent collection.

Job description

Assistant Community Manager

We are seeking an experienced and results-driven Assistant Community Manager to oversee leasing operations at our affordable housing community governed by LIHTC regulations. Responsible for helping lead the team, ensuring full occupancy, maintaining compliance with Section 8 requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit housing, Fair Housing laws, and affordable housing compliance.

Essential Duties and Responsibilities:
  • Maintain property waiting list
  • Coordinate on-site data collections and processing of resident information
  • Schedule resident recertification interviews and follow through to completion
  • Insure proper calculation of income, assets, rent levels, etc
  • Assist manager with accounts receivables and account payables
  • Coordinate apartment inspections and create work request
  • Assist residents with inquiries
  • Maintain resident files in accordance with company policy & regulatory agency policy
  • Assist office staff on other tasks, including collection of rents and social activities
  • Assist with the several administrative and leasing tasks
  • Perform other duties that may arise
Job Requirements:
  • 2+ years of Property ManagementExperience
  • Tax Credit LIHTC
  • Excellent and premiere customer service orientation
  • Be able to perform job duties with limited oversight in a fast paced environment
  • Excellent verbal and written communication skills
  • Accounts receivable and collections experience
  • 2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry LIHTC designations
  • Attention to detail and ability to work independently on assignments
  • Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet

This role is non-exempt and has an anticipated pay rate of $28 an hour for a new employee depending on a number of relevant factors including individuals’ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. Full-time positions (30+ hours/week) are eligible for 2 weeks’ paid vacation, 11 paid holidays, and health & welfare benefits as outlined on the Company’s website.
