Job Overview

Birtcher Anderson & Davis is seeking a dependable, hands-on Assistant Community Manager / Maintenance professional to support the daily operations and physical upkeep of a mobilehome park community.

This is a dual-role position combining community management and hands-on maintenance responsibilities. Collaborating closely with the Community Manager and management team, this position plays a key role in resident relations, rent collection, leasing support, property inspections, rule enforcement, maintenance, landscaping, vendor coordination, and the overall appearance and operation of the community.

The ideal candidate is someone who enjoys collaborating with people and working with their hands. You should be comfortable spending time both in the community office and outdoors throughout the property, addressing resident needs, identifying maintenance issues, performing repairs, coordinating contractors, and helping ensure the community is safe, clean, and well maintained.

This position requires a visible presence within the community, strong organizational skills, excellent communication, and the ability to manage a variety of responsibilities with limited supervision.

Key Responsibilities

Community Management & Resident Relations

  • Support the Community Manager with the day-to-day operation of the mobilehome park.
  • Maintain a professional and visible presence throughout the community.
  • Develop positive relationships with residents and respond professionally to questions and concerns.
  • Conduct regular inspections of common areas, resident spaces, entrances, storage areas, utility infrastructure, and other community facilities.
  • Investigate resident concerns, disputes, rule violations, safety issues, and reported problems.
  • Assist with consistent and fair enforcement of community rules and regulations.
  • Prepare and deliver appropriate written notices for delinquencies, rule violations, and other resident matters.
  • Create, organize, and maintain accurate resident and property files.
  • Assist with prospective residents, applications, community tours, vacant spaces, and park-owned homes.

Rent Collection & Administrative Support

  • Assist with distributing accurate and timely bills, where applicable.
  • Collect and deposit rents and accurately enter payments into the park's billing system.
  • Follow up with residents regarding late or delinquent payments.
  • Assist with reducing delinquencies through timely communication and follow-up.
  • Maintain accurate resident accounts and collection records.
  • Assist with managing community operations within the established budget.

Maintenance & Property Upkeep

  • Perform regular inspections to identify maintenance, safety, landscaping, and operational needs.
  • Perform minor repairs and maintenance, including cleaning, changing light bulbs, minor painting, trash removal, and other routine tasks.
  • Assist with landscaping and maintenance of common areas.
  • Maintain and clean park-owned facilities, including pools, spas, clubhouses, laundry facilities, and other amenities where applicable.
  • Monitor park-owned utility infrastructure and components.
  • Read utility meters when applicable and inspect lots.
  • Assist with the rehabilitation and improvement of park-owned homes to prepare them for occupancy.
  • Help maintain the overall appearance, cleanliness, safety, and curb appeal of the community.
  • Properly maintain and protect company-owned tools and equipment.
  • Identify repair and improvement needs and communicate them to management.
  • Assist with obtaining bids and developing scopes of work.
  • Coordinate with maintenance personnel, contractors, vendors, utility companies, and service providers.
  • Assist with scheduling and overseeing repairs, maintenance, and improvement projects.
  • Participate in major repairs and upgrades as directed.
  • Follow up to ensure contracted work is completed properly and timely.
  • Communicate project status, maintenance concerns, and significant issues to the Community Manager and Regional Director.

Teamwork & Communication

  • Collaborate closely with the Community Manager to coordinate daily responsibilities and community coverage.
  • Communicate resident concerns, maintenance needs, rule violations, safety issues, emergencies, and other essential information promptly.
  • Follow the company's management structure and chain of command.
  • Collaborate cooperatively with residents, employees, contractors, vendors, and management.

Schedule & Emergency Responsibilities

This position requires a flexible work schedule based on the needs of the community.

Occasional evenings, weekend, holiday, and emergency on-call responsibilities may be required. The Assistant Community Manager / Maintenance employee will coordinate with the Community Manager and management team to provide appropriate coverage and timely response to emergencies.

The ideal candidate will be comfortable talking with residents in the morning, inspecting a property, or addressing a maintenance issue during the day, and coordinating with a vendor or contractor when necessary.

Qualifications

  • High school diploma or equivalent required.
  • Previous experience in property management, customer service, maintenance, landscaping, construction, or a related field preferred.
  • Mobilehome park, multifamily, or residential property experience is a plus.
  • Previous landscape and maintenance experience strongly preferred.
  • Excellent verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to manage multiple priorities with limited supervision.
  • Basic computer, email, internet, data-entry, and math skills.
  • Strong critical-thinking and problem-solving abilities.
  • Positive, outgoing, energetic, and initiative-taking.
  • Reliable and punctual with accurate timekeeping.
  • Ability to follow direction and work effectively as part of a team.
  • Valid driver's license and ability to legally operate a motor vehicle.

Physical & Work Environment

This is an active, community-based position requiring regular outdoor work.

The position requires the ability to:

  • Walk throughout the community and inspect properties and facilities.
  • Sit, stand, bend, stoop, kneel, and perform routine physical activities.
  • Work outdoors in varying weather conditions.
  • Perform minor maintenance, cleaning, and landscaping tasks.
  • Occasionally work inside park-owned buildings and facilities.
  • Occasionally lift and/or move up to twenty-five pounds.
