KETTLER is seeking an Assistant Community Manager for Avondale Overlook in Hyattsville, MD. Under the Community Manager, you will oversee operations, leasing, and resident service to ensure a high-quality living environment.

This role requires 2+ years in residential property management or a related degree, strong communication, and solid budgeting skills. The compensation ranges from $56,000 to $62,000 annually, plus a robust benefits package.

Qualifications

• 2+ years of residential property management experience or a 4-year degree in a related field.
• Proven leasing success and experience with tenant selection.
• Knowledge of Landlord-Tenant laws, Fair Housing, and other legal issues.
• Excellent verbal and written communication with residents and customers.
• Strong financial analysis, budgeting, and P&L management skills.
• Experience in luxury or market-rate properties preferred.
• Extensive knowledge of property management software.

Responsibilities

• Manage administration of property operations and leasing for a 400 or fewer unit property.
• Support Community Manager with financial operations and NOI budgeting.
• Coordinate maintenance of property grounds and service requests.
• Provide a high-quality living environment for residents and a positive team culture.
• Collaborate with marketing to maximize occupancy.
• Handle aged delinquency collection practices.
• Process move-ins/outs to ensure proper ledger accounting.
• Process renewals and leasing overflow of showings.
• Deliver excellent customer service to residents and prospects.
• Assist with rent postings and daily deposits.
• Contribute to team goals, leasing benchmarks, and resident retention.
• Support outreach to market and promote the property.
• Understand sub-market and mentor others.
• Lead by example to maintain a high-performing team.
• Contribute to resident satisfaction and property goals.
• Other duties as assigned.
