Description

The Assistant Community (Property) Manager supports the Community Manager in managing the apartment community, providing leadership, guidance, and motivation to ensure a positive work environment and quality community living. The role involves overseeing daily leasing office operations, managing all computer input related to the community, supervising leasing staff, and collaborating with the Community Manager on marketing and leasing strategies. The pay range for this position is $20.69 - $25.00/hour, with eligibility for sales bonuses, the Club Shea Program, and an annual discretionary bonus. Job Duties

  • Lead and participate in daily team lineups.
  • Ensure daily posting of craigslist ads.
  • Supervise data entry in property management software and related reporting.
  • Review and approve move-out statements, ensuring accuracy and compliance with laws and policies.
  • Review and approve resident applications fairly and consistently in accordance with Fair Housing laws.
  • Assist with rent negotiations and lease renewals, supporting documentation processes.
  • Coordinate move-ins with leasing and maintenance teams, inspecting apartments prior to move-in.
  • Review Yieldstar pricing recommendations daily.
  • Maintain accurate resident and vendor files.
  • Prepare and deliver legal notices per California Civil Code and company policies.
  • Manage account records and transactions, including NSF, rent allowances, and other debits/credits.
  • Prepare weekly reports accurately and on time.
  • Oversee leasing office functions, supervise leasing staff, and ensure proper staffing levels.
  • Handle administrative tasks such as work order submission and budget development.
  • Participate in staff recruitment, hiring, training, and performance reviews.
  • Support staff development and industry networking activities.
  • Perform other duties as assigned, including on-call responsibilities.

Knowledge/Skills, Education, and Experience

  • Effective communication skills, both oral and written.
  • Understanding of accounting principles and budgeting.
  • Basic marketing, data analysis, and report writing skills.
  • Customer service experience in property management, hospitality, retail, or real estate.
  • Negotiation and conflict resolution skills.
  • Proficiency with Microsoft Office and property management software like Yardi & Yieldstar preferred.
  • Management experience, including supervising and developing staff.
  • High School Diploma or equivalent; some college preferred.
  • At least 2 years of property management experience, including 1 year in a management role.

Work Environment

The role is on-site at an apartment community, involving interaction with residents, vendors, and staff. Working hours typically range from 9 a.m. to 6 p.m., with some weekend work depending on occupancy needs. Flexibility and availability are required.

Physical Requirements

Frequent standing, walking, sitting, and use of hands; occasional lifting up to 25 pounds; ability to drive and travel 10-25% as needed.
