Role Overview

The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. Responsibilities include managing rent collection, personnel, leasing, maintenance, financial, administrative, and risk management tasks, especially in the absence of the Community Manager. You will supervise staff and ensure compliance with company policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities
Financial Management
  • Post all payments and income accurately and timely.
  • Process and reconcile accounts receivable daily.
  • Follow up on bad debts, prepare late notices, contact residents and guarantors, and file evictions.
  • Help meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident accounts, including utility bill-backs.
  • Conduct end-of-month closing and reporting.
  • Maintain accurate records and audit resident files.
  • Post move-out charges, security deposits, and refunds.
Personnel Management
  • Attend onsite daily.
  • Screen, hire, train, coach, and develop staff using consistent techniques.
  • Ensure staff effectiveness through ongoing training and coaching.
  • Promote harmony and high performance among staff.
  • Ensure staff compliance with policies.
  • Implement effective leasing techniques and marketing strategies.
  • Address resident concerns and develop retention programs.
  • Show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor service requests.
  • Maintain property appearance and ensure timely repairs.
  • Assist in supervising operational functions.
  • Manage resources, equipment, and supplies economically.
Qualifications
  • High School Diploma or equivalent; Bachelor's preferred, or 2 years in housing industry, or related experience.
  • Basic computer skills and software proficiency.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly stand or sit, communicate, and perform repetitive motions.
  • Move about property, ascend/descend ladders, lift objects up to 25 lbs, and work in various environments and conditions.
