Job description

Envolve Client Services Group professionally manages apartment communities located throughout the southeastern United States. We are a company whose success is measured by our residents' satisfaction in making their apartment homes and community a great place to be.

We, the Envolve team, are recruiting friendly, self-motivated individuals with positive attitudes and a drive to succeed, to join our growing company. We are currently searching for a Full Time Assistant Community Manager to work at the Villas at Union Trace located in Gastonia, NC.

Essential Duties and Responsibilities:

  • Assist in directing and supervising maintenance, janitorial, and housekeeping staff
  • Assist manager in inspecting the physical and interior and exterior of the property
  • Make recommendations to the Community Manager for necessary improvements
  • Help create and maintain a company culture focused on development, loyalty, team spirit, and unity among personnel
  • Assist manager in supervising leasing personnel
  • Maintain current knowledge of area competition and market surveys
  • Make periodic reports to the manager after visiting surrounding competition properties
  • Complete or supervise the completion and accuracy of weekly activity reports
  • Complete or supervise the completion and accuracy of all rental applications and record all rental and leasing information
  • Assist in training onsite leasing personnel
  • Assist in reporting, assigning, and recording all resident requests
  • Implement resident renewal and retention programs in collaboration with the manager
  • Handle resident requests and communicate effectively with residents
  • Responsible for collecting, receipting, and recording all rents
  • Collect delinquent rents
  • Prepare accurate month-end reports on income and lease analysis
  • Record and report all bank deposits daily
  • Collect NSF payments
  • Handle legal filings for delinquent accounts and follow through until eviction, under the manager's direction
  • Perform other duties as assigned

Education and Work Experience Requirements:

  • High School diploma or equivalent; some college preferred
  • 1-2 years of property management or equivalent business experience preferred
  • 1-3 years of experience in leasing, sales, hospitality, or customer service

Specific Job Knowledge, Skills, and Abilities:

  • Strong communication skills for interacting with employees and residents
  • Ability to follow directions and improve from feedback
  • Above-average accounting and budgeting skills
  • Ability to assess market conditions and develop marketing and leasing strategies
  • Capable of assuming manager responsibilities in the absence of the manager
  • Maintain a professional appearance and work collaboratively on the property
  • Ability to multitask effectively

Tax Credit and Property Management experience preferred.
