Pratum Co in Gary, IN seeks an Assistant Community Manager to oversee leasing operations at an affordable housing community. We are seeking an experienced and results‑driven assistant community manager to oversee leasing operations at our affordable housing community governed by HUD/Section 8 regulations. Responsible for helping lead the team, ensuring full occupancy, maintaining compliance with Section 8 requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax‑credit housing, Fair Housing laws, and affordable housing compliance.
High school or GED. Ability to read and write English fluently, accurately perform intermediate mathematical functions and understand all on‑site resident management software functions.
A minimum of two years of experience in residential property management.
The position requires the ability to work any of the seven days of the week, 52 weeks of the year, and must be able to serve on‑call, as scheduled or as necessary. Travel may be required to attend owner gatherings or resident events after hours.
Must be able to access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry or maneuver weights up to 50 lbs independently and 100 lbs with assistance.

This role is non‑exempt and has an anticipated pay rate of $19‑$21 an hour for a new employee depending on a number of relevant factors including experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job‑related company and market considerations. This position may be eligible to receive discretionary and/or performance‑based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job‑related factors. Full‑time positions (30+ hours/week) are eligible for 2 weeks’ paid vacation, 11 paid holidays, and health & welfare benefits as outlined on the company website.
