Qualifications

• 5–10 years of experience in multifamily asset management, acquisitions, or operations finance.
• Strong financial modeling and analytical skills, including advanced Excel and understanding of valuation, debt structures, and investment returns.

Responsibilities

• Develop annual business plans, budgets, rolling forecasts, and asset-level cash flow models.
• Lead operating and financial reviews with third-party managers using data to identify issues and drive solutions.
• Set pricing, concessions, renewal, and capital investment strategies based on performance and market conditions.
• Monitor cash needs, distributions, debt covenants, reserves, and upcoming maturities; support refinancing and recapitalization analysis.
• Prepare investor reporting and recommendations for hold, sale, or recapitalization to senior leadership.
• Visit assets regularly and support acquisitions due diligence with operating insight.

The company has a strong pipeline, deep capital relationships, and a lean but growing team with an entrepreneurial mindset. This is an opportunity to take meaningful ownership of asset performance, work closely with senior leadership, and help shape the next stage of the platform's growth.

The role

The Asset Manager will serve as the owner's representative for a portfolio of apartment communities, taking responsibility for performance from delivery or acquisition through the hold period. You will own asset business plans, oversee third-party property managers, and make recommendations that protect and grow investment value.

Key responsibilities include:

• Develop annual business plans, budgets, rolling forecasts, and asset-level cash flow models.
• Lead regular operating and financial reviews with third-party managers, using leasing, revenue, collections, expense, and resident service data to identify issues and drive solutions.
• Set pricing, concessions, renewal, and capital investment strategies based on property performance and market conditions.
• Monitor cash needs, distributions, debt covenants, reserves, and upcoming maturities; support refinancing and recapitalization analysis.
• Prepare investor reporting and hold, sell, or recapitalize recommendations for senior leadership.
• Visit assets regularly and support acquisitions due diligence with practical operating insight.

Requirements:

• Approximately 5-10 years of experience in multifamily asset management, acquisitions, or operations finance.
• Strong financial modeling and analytical skills, including advanced Excel and a working understanding of valuation, debt structures, and investment returns.
• Sound operating judgment and the ability to turn property-level data into clear decisions and action plans.
• Experience working with institutional ownership or joint venture partners is preferred.
• The confidence to lead third-party operators, communicate with capital partners, and work effectively within a growing, entrepreneurial team.
